My wife and I are looking to buy into the DVC or Disney Vacation Club.
We have looked at the numbers and they look good.
I was wondering if anyone has any info that might help

Just some more info. We are about to pick our home resort at Animal Kingdom. Points are at $ 112 per point and we will then get a $ 15 a point discount. If we buy by this Sunday, we will then get our total points again, so we will double our points in one day. We were going to make our home resort at California for same deal but we wanted Animal Kingdom so us and our kids can see the animals walking outside our windows. So we are happy about this.

Does anyone know or have stayed at Animal Kingdom and know what floor is the best to see the animals?

Do you have anything to say about any of the other resorts?

I stayed at Old Key West many years ago as a hotel with my wife when she was my G/F (shhhhh don’t tell) and it was wonderful. We just truly want the animals for our kids.

Check out the DVC section at www.disboards.com. The people there are real experts. I haven’t purchased yet, but I almost feel like an expert on DVC now for hanging out there so much. I also know that resales are popular, it seems like a lot of people purchase theirs through www.dvc-resales.com a.k.a The Timeshare Store. You get all of the same perks as buying directly from Disney, except these are older contracts, meaning resorts that you usually can’t buy into Direct from Disney, since Disney tends to only be selling their newest resorts. Resales are much cheaper, they average maybe $ 80/point- depending where you go, and you can purchase smaller contracts and add on later as you may need, or can afford. There are some cons with resales, such as some of the older contracts being sold aren’t for the newest extended timeframe, they expire a bit earlier- but not all and your salesperson should know all about that. You also pay a yearly fee based on your points, so older resorts may have higher fees, which can add up if you have a ton of points. Know that each contract has a banking month, which means if you can’t use your points for the year then you have to bank by that month. I haven’t quite figured out how the banking month works, but I know they say it’s important. :)

The remodeling project will include double sinks w/ granite counter tops, tile on floor and in shower, upscale faucets/shower head, new toilet, etc. We are not sparing much for expense and I think it will look great, I just wonder if it will look as nice to other potential buyers down the road without a tub.
We do have another bathroom with a shower/tub combination.

Most buyers want a tub in a bathroom, somewhere in the house. If you have two bathrooms, you will be fine having one without a tub. This is especially true if the buyers have children.

The only tip I can give you that my sister told me about, (she’s a real estate agent), is that you never put anything in the house that has a scent like real flowers, candles that are lit, or any plug in air fresheners. The reason is that people think you are trying to cover up the smell of a problem like backed up plumbing or mold and mildew. Oh! And she said how the house looks from the road is very important because that sets the tone for the whole inspection.

We live in a small village in upstate NY. An older community of older houses. There is a big seasonal community on a nearby lake, with many pricey homes. Our house is a very well built 1952 ranch. It has wide crown molding throughout. Hardwood floors everywhere but kitchen & baths. Redid the bathrooms 2 years ago in nice but not magnificent manner. The floors are in good shape. We recently had the house repainted. The kitchen cupboards are in good shape & not really dated. We have 2 fireplaces, 1 in the living room & 1 in the basement. The basement needs to be refinished. The back/side porch was remodeled into a family room w/French door about 20 years ago, it has carpeting which we are going to rip out & replace w/floating wood flooring. We recently put new sashes in all the old Anderson windows. I would like a deck. We have a large yard. My husband is interested in putting a metal roof on the house when it next needs one and I am adamantly opposed. Any ideas for the best upgrades?

Bathrooms and kitchen remodels are the biggest “return on investment” items. Metal roofs are great but I don’t know if it would “up” your sale price. Curb appeal and a well kept inside appearance are always good.
