My parents are selling their home in a small town (under 2000 people) and had a signed contract for $ 500 under asking price within a week (YAY!) and 5 other offers (one officially a backup).
These people have demanded quite a bit, all that my parents agreed to, including paying half of a $ 1200 surveying fee. They gave $ 1000 of ernest money.
They had the inspection on Thursday and today is the deadline.
1) What happens if they don’t submit anything?
2) In the case that they pull out, do my parents recoop the $ 600 they paid for the survey?

no — but if it is required the next buyer will need it as well. So nothing is lost they can just give up that same stip with another buyer

My boyfriend and I are cleaning his house for when the movers come to relocate him to Monterey for DLI. Because he is military he doesn’t have to pay for the movers-but he heard from someone that if they find ONE SINGLE BUG they can refuse to move him and he will have to find a way to move everything on his own at his own expense. He doesn’t have a bug problem or anything but there is the occasional dead bug here or there. So I’m just wondering if they really enforce this rule a lot or if it’s just a scare…

Most states require a real estate broker’s license to operate such a company. The reason is that you will be handling the monies of others in a real estate transaction, and you are also expected to be fully trained in housing discrimination issues.

I have a 12 month lease and my landlord wants to sell the house at the end of the lease. So he is doing all the remodeling, painting, and showing of the house while we are still living in it. It is noisy and very inconvienient and he is offering very little compensation. What kind of rights to I have under California law for a lease agreement and what kind of compensation do you think is reasonable?

CA law does not provide for compensation unless you are required to move out of the unit during the remodeling. Compensation is pro-rated rent for the number of days you could not inhabit the unit.
Other then that the only laws effecting this as your local construction laws regarding hours, most only allow work from 7 am to 7 pm. but your city may vary slightly.

always be careful of no closing cost loans! or very low closing cost loans! the better question is what rate are they charging you! processing fees are charged to all loans! All banks charge fees the question is what will you be charged! banks do not have to show you yieldspread! this is money the bank makes for charging you a higher rate.
all banks and most brokers charge a average of 3% in fees
most companies split this up between up front fees and what is refered yieldspread.
you could find rates now as low as 5.50% depending on your credit scores! find a lender that will find you a great rate and a low APR ! Good luck!

I’m thinking of purchasing an apartment building, and plan to have the property maintained by someone (or some company) I pay.
On property evaluation/analysis sheets, two of the expense line items that I’ll see time and again pertain to 1) Payroll and 2) Property Management fee. What Rule of Thumb should I use to determine when I put a staff of folks under “Payroll” versus if I simply pay a fee to a Property Management company? Should this be determined by the # of units in the property? If so, what would the unit threshold be? Thanks – in advance – for any assistance with this question.

First of all you need to know that it is illegal for just anyone to manage your property for you. Anyone managing property they do not own, must have a property management or real estate license.
That said- payroll would only be for maintenance workers and things like that and the property management fee would be just that.
