The home insurance was sent to me in June. I lost it. In September, I refinance the house and call the property manager to request a copy of it. She refuses to provide me one and said that it’s her rule. She only gives the copy to lender, appraiser, but not me: the home owner. What should I do? Is she a dictator or am I asking too much?
I have no glue who the insurance company is. That’s why we have property manager to take care of that for us :)
This is a big townhome complex of 91 units. We pay home onwer association fee monthly, which takes care of the outside maintenance of the house, public pool, club house, etc.

OK, we have a New Jersey home built by Ryan Homes/NVR. Home was built in 2000 and is approx. 8 years old. About 1.5yrs ago we had rotted wood above the main garage door (16 ft wide door). A general contractor came out, removed some of the siding and then told us that the “energy brace sheathing” underneat the siding was not installed properly (there were gaps between the siding) and that was the cause of the water damage. The contractor wanted like $ 8000 to resheath that side of the house. But he also said the original construction was defective. We therefore contacted the builder and they agreed it was defective and repaired it.

Now 1.5 yrs after Ryan Homes repaired it, we had strong wind last weekend and it ripped the siding off the house in the EXACT spot that Ryan homes had fixed. My feeling is that the siding was not attached properly, but Ryan’s service manager is refusing to do anything, claiming it is wind damage and not their fault.
we didn’t pay $ 8000- that was what the contractor wanted to remove all the siding on that entire side of the house- all the way to the roof, rip out the energy brace sheathing and install exterior plywood and then put in new siding.

The builder *Ryan homes* “fixed” the sheathing and rotten wood for free. And the places where the siding was installed by Ryan is the exact spot where the wind blew it off.

We bought a house owner financing over a year ago. We had homeowners warranty on our roof for full 12 months, that guarantees any roof repairs and damages. We tried to claim the roof warranty with our private mortgage company but he said the roof was fine and it had no damages at all. Anyway, we claimed our insurance , and they approved the hail damages and necessary repairs to be done. They cut a check to us and the mortgage company. Now , the private mortgage refuses to sign the check until we have the roof done. And he also keeps saying that he wants to inspect the job , to make sure it has been done before he signs anything. What should we do?
He’s a control Freak! We are very upset and we feel like this is not our house at all!

Correct. They won’t sign off on the check. You CANNOT get your hands on tha tmoney.

They will release the funds to the contractor, as the work is done. Even if it WASN’T a private mortgage company, this would happen.

The way to get around this, is to have the check reissued directly to the contractor who is repairing your roof – you can usually do that by signing a “direction of pay” form for them. Oh, and you don’t want to do that until the work is complete.

So. Go to the contractor, get the written, agreed upon price, go to the insurance adjuster, give them the original check back, and the contractor estimate, then let the contractor do the work, and have the adjuster write them the check.

Hi. This is an emergency, and I really need someone’s help. I bought a condo 4 months ago, and my toilet plumbing leaked and made a bobble in my downstair unit yesterday. I called a plumber and he said the toilet french(?) was not leved and the tiles were installed above it and covered it, that’s why it leaked. The fidelity insurance, after got a report from him, called me and said it’s not covered because it was caused by improper installation. Their LImits of liability does say about that, but I’m in this condo for only 4 months, and this sounds really ridiculous that I have to pay $ 425 for the whole work! Can’t this type of leaking problem develops over time? Is this really because of an incorrect installation? What should I do to make the insurance company cover for this case?
Any advice is really appreciated. I have to get it within a couple hours.
Thanks for the replies. If it’s covered I pay $ 50 only as a deductible amount. I want to know how to deal with insurance company in this kind of case. Thanks.

If it’s only $ 425.00 why even bother to claim this on your insurance. Hell, your deductible is probably $ 500.00 anyway. Your insurance will only go up making frivolous claims. Wait for a real emergency.

Are you talking about central air? Maintenance is required and it can make all the difference to how the A/C works. A simple charging can keep the A/C cooling. I do not know the specifics so this is a very general answer.

The potential purchaser found a “turnkey” Commercial property which has been listed for over a year and began the buying process. This was listed as Owner finance a turnkey business (hamburger – hot dog – ice-cream shop). My understanding of a turnkey commercial listing is one that includes everything needed to open and run the business. On the initial potential purchaser’s inspection of the business, it appeared to simply need some cleaning and touch up paint etc for ascetics. At one point in negotiations, a verbal offer was accepted and the purchaser was assured that the seller’s attorney would write up the contracts. Upon the verbal negotiations and offer acceptance the purchaser has sold his home, purchased another home closer to business in order to fix up and run the shop. There was a tentative closing date set, a deposit $ was negotiated and agreed upon, as well as many other terms of the sale and financing. With the inspection and further process owner was told that the septic and water needed a current inspection – The business cannot open without. Suddenly, upon realization of the cost for the septic inspection, seller decided not to sell. Seller has never seen the property, they purchased it for their children to run, and they were not successful. The business does not have immediate electric capacity, as apparently wires were cut in previous months when owner did not pay electric bills. (This was discovered at time of agent inspection – after an offer was approved) It was discovered that the business has not been open for about 3 years.

The purchaser had been laid off from his 15-year job, due to downsizing within his company. Upon which he applied for unemployment, looked for a job, and considered other options. He desired to “get out of the city” and into a quieter atmosphere and the turnkey business opportunity was an appealing option.

With this brief depiction of the events, is there any Legal recourse for the potential purchaser?

Talk to your attorney but my advise would be to run in the other direction. It appears that the property was the victim of the copper bandits. Electric companies pull the meters not cut the wires

is it safe to continue buying this house? should i definately find out if it’s toxic mold before i continue or should i back out of the deal since they don’t want to do the remediation proccess? if i buy the house i can fix the mold later myself, right? the house is in las vegas. i am a first time home buyer. i don’t want to buy this house if i can’t fix the situation myself. the mold is very minor (found in bathroom and in laundryroom). please help me. thanks
