Home Renovation Project – Best bang for the buck?
0Question : Home Renovation Project – Best bang for the buck?
Home Renovation Project – Best bang for the bung?
I have a question to see what the general consenus is for the best bang for the buck on a couple projects. The project costs are estimates and I know there are other variables which can effect which project to do, but like to know what the best guess is. All projects are of equal value to me. Home is located in Milwaukee, WI suburb. Most homeowners in the subdivision are young couples or families with children in early teens.
Subdivision specs (median)
Sale Price = $ 290K
Year Built = 1996
Square Footage = 2,100
Lot Size = .33 acre
Baths = 2.5
Garage = 2
My Home Specs
Appraised = $ 300K
Year Built = 1995
Square Footage = 2,000
Lot Size = .33 acre
Baths = 2
Garage = 2
Project 1 = Construct 3rd Car Garage / Cost = $ 10,000
- Currently no shed in yard
- Roof modifcations are needed
- Garage would be within 4-5ft of lot line
- There is space to park in driveway
- Space in current garage is very limited (riding mower and/or two stage snowthrower would not fit)
Project 2 = Add half bath on 1st level / Cost = $ 15,000
- Push out closet / exterior wall (there is room under overhang of porch so no roof modifications needed)
- Add basic 0.5 bath on 1st level
- Eat in kitchen is off main entry so a new closet (for shoes and coats) can be contructed within the room (no aethtic issues, just take up ~12 sq.ft in a 200 sq. ft kitchen and is directly around the corner from the main entry).
- Now that there is a 0.5 bath on the lower level we can wall off the dual entry master and add a second vanity (currently used as the master bath and 1st level bath),
Project 3 = Rec Room / Cost = $ 15,000
- Cynder block construction
- Basic design with average materials
- Drop ceiling
- About 500 sq. ft of space
- Will have 0.5 bath
- The square footage and bath technically can’t be adverstised as living space without a egress window, even with that it is still denoted as “below” grade
Considering the given details curious why one might think one is better than the other. Right now I’m thinking the rec room would be the best bang for the buck as far as usability BUT for resale I think the added 0.5 bath on the 1st level is best. I just don’t know how people would react to putting their shoes and coats in a closet in a kitchen (even though it would be directly around the corner from the main entry.

To me I find this question hard to answer. The drop ceiling with can lights is good. I would like to see a whole bath room even though it won’t used but it is a good selling point. A fourth bedroom is a great selling point. I see in project one your 4 to 5 feet off of lot line, I would check with building codes as most of the lot limits are 6 feet for single story and 10 feet for 2 story. Ceiling fans are also good.
Instead of a wider garage how about a longer one and you will have to back out a car to get out your snow blower.

I use 3D Home Architect. I bought it May 2006 to design plans for Fire rebuild of my house because I needed to submit plans for permits.
Not an easy learning curve but very effective. Think I spent ~$ 100 at CompUSA.
You can move the 3D cameras anywhere and add to the database of fixtures/furniture/etc and/or custom edit most everything.
I ended up doing 4 more sets of plans for my friends’ projects.

Upscale bathroom remodeling project to include larger shower only. Will no tub hurt resale and/or appeal?
4Question : Upscale bathroom remodeling project to include larger shower only. Will no tub hurt resale and/or appeal?
The remodeling project will include double sinks w/ granite counter tops, tile on floor and in shower, upscale faucets/shower head, new toilet, etc. We are not sparing much for expense and I think it will look great, I just wonder if it will look as nice to other potential buyers down the road without a tub.
We do have another bathroom with a shower/tub combination.

Most buyers want a tub in a bathroom, somewhere in the house. If you have two bathrooms, you will be fine having one without a tub. This is especially true if the buyers have children.
Floor heating bathroom remodeling project Footmuffs
0If you start a project of bathroom remodeling, remember to add radiant heat under the floor. Electric floor heating is becoming increasingly popular because it can remove the cold floor of a bathroom in the morning cold and can reduce energy costs.
How it works: is a radiant heat to warm the soil, the continuous heating element consists of a thin wire woven into a mat. The carpet is installed under the floor of most materials such as wood, brick and stone. You can not heat the basement renovation of existing floors, so it’s a good project to integrate it as part of a renovation of a bathroom together.
Installation: stores sell carpet with the heating tape wrapped up in several standard sizes. A handy do-it-yourselfers can install them, but you want to connect an electrician for the wiring. If you work with a professional remodeling company that can design it the cable to a floor plan and can integrate the carpet in the mortar before laying tiles. A floor for electric bath small or medium customarily used by about 3:59 amperes.
Cost: Although the heat under the floor of expensive and luxurious sound, it is cost effective to operate. The carpet average 12 watts per square meter. A carpet 30 square meters would be about the same amount of energy as an electric blanket. The bathroom floor retain heat long after the heating element is turned off, then this kind of heat requires relatively little power. Floor heating systems can also use a room warmer than ambient air. Depending on the size and nature, a carpet might cost only a few hundred dollars. Larger and custom systems. The system may cost more initially but you will save energy for the long term.
Convenience: Radiant heat can also save space, instead of a radiator with a system that is not intrusive in a square foot. Many models are also equipped with a programmable thermostat. You can start the device to heat before you wake up in the morning. Some models can even set the optimum temperature.Rebuilding projects
