Sunday I am bringing home a 12 year old quarter horse gelding. I am trying to make a list of questions to ask the owner. Heres what I have so far.

What is he currently being fed?
When was he last wormed and what was he wormed with?
What kind of bit do you use on him?
How does he do in the trailer? What protective gear will he need?
How often is he currently being worked?
Adverse reactions to any tack?

Can you think of any others?

When is he due for a check up/teeth floating?

What does the farrier currently do to his hooves? (This will really help your new farrier).

Iam a first time homeowner. El Paso has been hit hard with heavy rains for the past few weeks. Now I have leaks, one in the living room and one in the kitchen. There is an all work guaranteed/ 30yr material & 5yr labor warranty from when the previous owner had the house reroofed. I had a plumber inspect my pipes for leaks; due to the leak in the kitchen. Thankfully, my pipes are fine but, now I have a hole in my kitchen ceiling that needs to be repaired. However, the plumber informed me that I have a hole in my roof and that is what’s causing my nightmare. My a/c unit is on top of my roof and apparently the roofers failed to seal a portion of my roof,leaving a hole. I’m in dire need of help! Even though it is the same roof under the warranty,the roofing company said that I am not covered. What should I do? I just purchased the house about two months ago. It was inspected prior to the sale,apparently,they missed the hole in the roof. Any help would be greatly appreciated!Thank You!

Depends upon your warranty. Your insurance may cover it too.

Question : Home warranty issue…dishonest previous owner, help!?
My husband and I purchased our first home one month ago. We have a home warranty on it. The washing machine, included with the house and under the warranty plan, flooded the kitchen (it’s in a room next to the kitchen). I called the previous owner to see if I was doing something wrong, he said it was fine and always worked for him. The day we moved in, I started using it and it leaked a little each time. Well, i made the mistake of telling the warranty company this and now they won’t cover it since it was pre-existing if it had leaked from day one, which it did…it just got really bad yesterday. Now what can I do? I think the previous owner may not be being honest, and it wasn’t working. What can I do? The warranty company told me it sounded like the previous owners weren’t honest and didn’t disclose it, so should I call my realtor and see what to do? I am so mad…I have a husband and a two year old who got sick yesterday and vomited on every bath towel I own. Help!

When you had your inspection, the inspector should have noted the condition of the washer and THAT can be used as proof of the problem not being pre-existing.
If you didn’t get an inspection, well, you’ve just learned a very valuable (and costly) lesson in life – and will be purchasing a new washing machine out of your own pocket as a penalty for not forking over the couple hundred dollars like you should have.
Laundromats will be your best friend until you can get a new washer I guess.
Sorry, but you took a gamble and lost this time. It happens.

Question : Can I sue the previous owner of my house if they lied about termites on the disclosure notice?
Yes I had a “visual pest inspection” before I bought it. They did do some remodeling and paint to cover these areas. I have a quote from back in 2008 when they found out they had these termites, now the damage is 10x worse and will cost at least 10,000 for getting all this fixed. What are my legal rights?

No. You get an inspection before closing the sale as a matter of routine to make things like this a non-problem. Since you had an inspection, there should be a warranty included from whoever did the inspection.

house built. I never cancelled any of the policies on the previous house. I need new policies for the new house, what is th best way to get new policies? Tell existing agent what I did? Start with new agent? (I have a mortgage) Thanks

I’m looking for people who have had experience moving from one downtown city apartment to another. The person would be moving from one apartment downtown Chicago to another. The apartments are about 30 minutes apart, in different neighborhoods. If a moving company were hired, what could be expected as costs?

I realize this is vague but I’m looking for a rough estimate (for example, are we talking $ 500 or $ 1,000?) Thanks!

Moving companies charge by weight and distance. Get some estimates. They’re usually free.
