Question : What is it like living in a manufactured steel building?
Im considering building a prefab structure/ steel building on it. Something fairly large and Im going to divvy it up into two spaces. One a garage/ workshop/ studio. The other into a kitchen, bedroom, bathroom, living area/ office. I don’t care much what it looks like on the outside because I plan on investing in the interior.

I’ve been researching it online and would really like a good idea of what it would take but all I can find are ads and the actual manufacturers’ websites offering little to know info. Here’s my questions

Im twenty one and I got my bachelors in the fall and am working and shooting for my MBA. I have a little bit of land (about 4 acres) that I inherited from my uncle when he moves to Maryland, just south of the Lawrence KS.
Ha Ha Ok maybe this will help.

The workshop would ideally fit 2 cars and 2 motorcycles, a third in a pinch maybe. And a few cabinets of tools and what not. And a few large tools.

Also as far as the natural light and what not I mean it will hopefully have windows. But where Im living there’s not a whole lot to look at. Also any links to guides or info anyone knows of would be great!

Size of the idea, is hard to measure, would specify once its measurement nomenclature is standardized.
But ideas seems brilliant, its something which is very big for you.

Pros – It would express your tastes, private, your thing,,,

If you move your manufactured home refinancing a mobile home park on your property, there are some great home packages available. If you refinance your home, where it is located, you may have several options.

If you are in a manufactured home park with a lease on the property it sits on the refinancing not be a problem. If you do not have a lease, the bank may require you writing that you put in a position to leave the house some time ago, they do not want you to not put your home on the site.

The other option if you own land, is add the title of the house on the property description. This would be a refinancing plan very similar to a wooden frame or a traditional home loan, but you can not move the house from the property and is more mobile.

refinancing manufactured home or refinance a mobile home is not difficult, in fact, for many options, you may find it easier than a traditional mortgage.

Question : Can anyone give advice on the company Palm Harbor that produces manufactured homes?
My fiance and I are looking into buying a manufactured home (not a trailer) as our first home and we are wondering if anyone can give feedback on this company. They have wonderful floor plans and great square footage, but we are worried about their warranties and gaurantees. If anyone knows anything about Palm Harbor Homes, please let me know, any info is greatly appreciated! Thank you!

Manufactured homes are trailers. They have steel frames and Vin #s. No matter what the sales person tells you a manufactured home is a trailer home is a mobile home. They have come along way and some are very nice. Manufactured is the new term. Modular homes is were things are different, They are wood framed, stick built off sight. In my area modullar finance, insure and appraise the same as a traditional stick built, manufactured homes don’t. I checked into manufactured homes about two years ago and was set to buy one until I started taking to the banks and insurance companies. Palm Harbor is a name that came up when i was doing my research but I dropped the manufactured home idea and went modular. If you want manufactured check into Patriot, they also build modular. I bought my modular from them and have been happy with it.

I wanted to buy a house and signed the “Purchase Order-New Manufactured Home” (it is not signed by DEALER) but I changed my mind and don’t want to buy it anymore. Also the loan has been approved. Can I still revoke the offer to purchase and not sign the loan??

I understand that if it is used for any purpose other than a
residence, I may be liable to the State Board of Equalization for

I have no idea. You really need to talk to the DMV about this. They handle it, it is not a real estate situation.

I do not think you have to go through with it like you would with a house, but I am not sure. I would go into DMV and take the papers with you, they can tell you.

You can get out of it but you will have to pay the total that you were going to put as down payment. So, your choices are…pay the down payment and live in the trailer, or pay the down payment and don’t live in the trailer.

Although #9 might give you an out only if you don’t get approved for the park.

You can NOT, not sign the loan papers and then try to say that you didn’t get approved for the loan. You did, you just didn’t want to go through with it.

Over all you are going to be out the money you put as a down payment. If they already have that money you can kiss it goodbye. If they don’t and you say you don’t want to pay it your credit is going to get messed up.

Question : Rough estimate on manufactured home – house insurance?
I realize it’s hard to say without specfics and I’m sure it varies based off of state etc. but for Michigan is there any rough estimate on what the cost would be for home owners insurance on a 3 bedroom 2 bath manufactured home? I’m not quite sure on the square footage and all that jazz but I cannot for the life of me find a ballpark range. Thanks for any help!

$ 600 to $ 1000 per year. Roughly $ 80 per month should work as a rough estimate.

I am having a problem with my lender potentially breaking laws. They are sending faxes to my landlord when we don’t return a phone call and so on.

Can anyone tell me what laws they are subject to and what type of attorney I should contact about my concerns?

Go to http://www.ftc.gov, and look up the consumer credit information. You’ll find the Fair Debt Collections Practice Act, which will tell you what can and cannot be done. If you see a violation, document it, and file a complaint with whatever state regulatory agency (usually Commerce) handles collection agencies in your state.
