Question : landlord upgraded carpet to hardwood after I left?
I returned keys a week early (on 25th, though I paid rent through march 31st, 2010), had a walk through.
I was told that they would charge me for half of the carpet replacement. Later on monday 29th my wife found out that they already put hardwood floors over the weekend. Can they charge me for such an upgrade? Aren’t they supposed to show me a receipt for carpet, so that they can charge me half of it? I stayed in this apartment for 4 years 3+ months.
I told the management to charge me for cleaning, and did not agree on the carpet issue but told them to send me an estimate/quote for the cost.

What should I do?

To Ryan: Answer 3 is the one I want to find out more about, preferably relevant law. Yes there’s nothing about charging half of the carpet, that was a verbal comment from my landlords, quite greedy husband and wife, and I found out that they lie quite often.

1) There is nothing in the law that they can only charge you half. In fact, anything above wear and tear is 100% your responsibility to pay.
2) Was there a “wear and tear” clause in your lease? For most places, if you live there for more than 2 years….they cannot charge you for carpet wear.
3) They cannot charge you for carpet replacement, if they did not replace the carpet. You are not expected to help pay for THEIR remodeling costs…which is what they are trying to pawn off on you.

My neighbor thinks removing signs left on public property is a civic duty. I think it’s a lousy waste of time.

What is your opinion? She has a garage full of old signs, like realtor signs, garage signs, yard sales, open house, babysitting signs, new business signs, and she’s DARN proud of it; claiming she is teaching her children about civic order, (quoted the city ordinace about placing signs on public property) and, also feels adament about maintaining the property value in our neighborhood. I feel she’s an idiot, but heck, knock yourself out, but… despite, this,, does this really contribute to a viable form of community outreach, and public concern?

Question : What would cause noise in moving left front tire after new brake pads installed?
Just had new brake pads installed now front tire makes a noise like a piece of plastic is hitting something. The noise stops when the brakes are applied. Took back to dealer where work was done, they said that there is a rough patch on pads that will ware away. However the noise is getting louder. I plan to take back to dealer, but I want to sound informed when I go back. Any ideas???

I want to take advantage of lower interest rates. I currently owe $ 86,500 on my mortgage. I have five years left on a ten year fixed rate mortgage. is there any type of mortgage out there that would be available to me that would let me achieve this goal?

Why would you want to? You’ll have the mortgage paid off in 5 years. I’m assuming the loan does not have a balloon payment or similar type agreement at the end of the 10 years which would prompt a person to refinance. Anything you do to refinance will just make you owe more on the loan due to fees, etc. It really wouldn’t be worth the drop in interest. Plus you have an excellent rate, even by the present economy’s standards.

I live in Michigan and my fiance in California. He made a deal with contractor to add on to his home and he would refinance and give the back property to him for the work. It has been over a year and it is now like living in a fort and unprotected by the elements. August 2006 inspectors came in and shut down the work due to not having permits. I

s there any one that can help us finish this home so that my kids and I may move to California. When the home is finished we can refinance and pay off the debt. We are desperate at this time and he has everythin he owns in this property….Please help us!!!
