Question : Upscale bathroom remodeling project to include larger shower only. Will no tub hurt resale and/or appeal?
The remodeling project will include double sinks w/ granite counter tops, tile on floor and in shower, upscale faucets/shower head, new toilet, etc. We are not sparing much for expense and I think it will look great, I just wonder if it will look as nice to other potential buyers down the road without a tub.
We do have another bathroom with a shower/tub combination.

Most buyers want a tub in a bathroom, somewhere in the house. If you have two bathrooms, you will be fine having one without a tub. This is especially true if the buyers have children.

I have a sneaky suspicion GM didn’t want us to see where all this money will go. Any bank, as part of a commercial loan application, requires a cash flow projection. The Congress needs someone with banking and or accounting credentials to review the business plans.

It may sound silly, but the financial statements are prepared for external users and it is up to them to study and understand these statements and make their own decisions. Cash flow projections are prepared for internal use to make rational decisions. These are not available for general public. For instance, would you allow an outsider to peek into your own cash flow projections?

An average user is presumed to have sufficient knowledge or resources to analyze the financial statements. There are recognized techniques as Ratio Analysis which calculate key ratios and compare them with the previous period ratios of the entity as well as with industry averages.

There is yet another technique called bankruptcy analysis developed by Prof Altman which provides weights to five ratios, which should add up to 1.81 any figure below this benchmark indicates progress towards bankruptcy.

Question : Commericial lease didn’t include one of the tenant improvements we had a verbal agreement about. What to do?
After going back and forth about a commercial lease (including with a lease coach) I now realize that one of the major improvements that we agreed to (putting up a wall to create a third office) is not on in the lease. We discussed this improvement in detail and he agreed to it. I already signed the lease and gave a deposit. Do I have any recourse? The office space is in Los Angeles County if that helps.

You need to get an addendum to the lease. Make sure you get this in writing as I am sure there is something stated in the lease that verbal agreements are not binding

Question : My kitchen remodel included “appliance installation” does that include moving the appliances into the house?
I hired a kitchen design company to do a total gut and remodel of my kitchen. The contract says that appliance installation is included. The appliance company dropped off the appliances in my garage. My kitchen contractor is claiming that only the “installation” of the appliances is included, not the physical movement of the appliances from outside the house to inside. Is this typical? I feel like I’m getting ripped off because I might have to spend extra money to get a mover.

When we specify installation, we mean that we physically move them from where they were delivered to where they will be installed. It often happens that the appliances are delivered before other work that needs to be performed before the appliance is installed, isn’t. And, we don’t want the appliances cluttering up the area until that work is completed, so many clients have them delivered into the garage until my electrician or plumber says the appliance is ready to be installed and all other prep work is completed.

Personally, I would be a little insistent with the design company that they move the appliances from the garage to the kitchen. Especially, if there is other work to be completely prior to their installation. I would threaten to contact the Better Business Bureau and the State Contractor’s Licensing Board to complain. Moreover, this is a very poor example of customer service and I gather they aren’t expecting you to be a happy satisfied customer who will act as a referral in the future!

I imagine living in a beautiful, old shabby house with huge windows and a big porch and backyard with a swing on the tree. It should be near the ocean and lots of nature. Ideally, in some small, close-knit, quirky town. But also within reasonable driving distance to a bigger city =)

In PG county MD I am calling for a framing inspection, but I do not have any electric in the new dormer. The plans that the county approved do not show any electrical work. Do I 1) need to put electric in to pass the framing inspection 2) need to pull an electrical permit?

It is nice to have a home warranty. I think the price should go up with it, however, usually people just go with “as is”
