Question : WHERE is the logic during this economy in my bank not LOWERING my higher commercial interest rate? I’m confused. We own a large commercial building in which the balloon was due. The building is leased.

We’ve faithfully paid our mortgage and high commercial interest for 7 years. We have top notch credit, good income, long history of good standing.

As a good customer, I asked them to lower the interest rate.We get a paltry 1/2% lowered rate that is STILL too high and will only save us $ 50 a month. Whoopee.

“Why?”, I ask the bank president. He says “too much risk”.

Question : why payoff quote is higher than the principle balance? I am refinancing and I don’t understand why the payoff quote is higher than the principle balance. The bank said because the payoff quote is the principle balance + the interest until you payoff.

However, suppose I will payoff on 12/31 and I already made the 1/1 due monthly payment. I would assume I already paid the December interest, right? So, shouldn’t I only need to payoff the principle balance on the 12/31? Where that interest comes from?
