Question : landlord upgraded carpet to hardwood after I left?
I returned keys a week early (on 25th, though I paid rent through march 31st, 2010), had a walk through.
I was told that they would charge me for half of the carpet replacement. Later on monday 29th my wife found out that they already put hardwood floors over the weekend. Can they charge me for such an upgrade? Aren’t they supposed to show me a receipt for carpet, so that they can charge me half of it? I stayed in this apartment for 4 years 3+ months.
I told the management to charge me for cleaning, and did not agree on the carpet issue but told them to send me an estimate/quote for the cost.

What should I do?

To Ryan: Answer 3 is the one I want to find out more about, preferably relevant law. Yes there’s nothing about charging half of the carpet, that was a verbal comment from my landlords, quite greedy husband and wife, and I found out that they lie quite often.

1) There is nothing in the law that they can only charge you half. In fact, anything above wear and tear is 100% your responsibility to pay.
2) Was there a “wear and tear” clause in your lease? For most places, if you live there for more than 2 years….they cannot charge you for carpet wear.
3) They cannot charge you for carpet replacement, if they did not replace the carpet. You are not expected to help pay for THEIR remodeling costs…which is what they are trying to pawn off on you.

I am considering to buy hardwood floor from a local retailer, through a distributor which imports engineered hardwood floor from “Tianjin Landmax Wooden Products Co Ltd”, a Chinese manufacturer. Does anyone has experience with this manufacturer or overseas suppliers in general? how do you deal with warranty issues? with the manufacturer or through the local retailer or distributor? How is the quality of engineered hardwood floor material from overseas suppliers? do you have any reported problems that you can refer to? is it better to deal with on shore manufacturer? The type of flooring I chose seem to be of good quality, and it is at least 50%-75% the price of on shore types delivered to your home. I am not familiar with the material used in off shore hardwood floor, and I am looking for advice here.

The thing to keep in mine is that engineered hardwood can not be sanded and refinish once it is installed, on the othe hand real hardwood can be sanded and refinished. So be very aware of the both materials before you buy.

I felt this after I moved in my new construction home at several places, but just didn’t think much. Now I realize that the wood is not firmly attached to the subfloor/base. I can easily hear the sound difference when I tap the floor. Is this called sapping, buckling, or …? Should this be fixed? How difficult is the repair? The builder warranty should be there for the fix?

Because basements can sometimes get damp, i don’t know if carpet is a good idea. But also for the same reason, would the wood shift if it became damp? What do you think works best both for practicality and also for future re-sale?

I had a dream last night that I was in my new home. (in real life, I have a home and was not thinking of moving) It was big and beautiful, with big open windows and hardwood floors. I was talking to a contractor about getting some carpet to cover some of the floors, and I could not decide if I wanted longer shag or short. I was looking at a medium taupe color.
