For everyone out there that thinks rates are going to drop??!!?
0Question : For everyone out there that thinks rates are going to drop??!!? A month ago we were able to quote commercial mortgages with excellent credit in the mid 5′s low 6′s, even though treasuries have actually dropped since then, money has gotten much scarcer so banks are charging more to borrowers, simple supply and demand. Rates have actually gone to the mid-high 6s to the low 7s on good credit now. That is what the market is yielding. I know that most of our loans are commercial jumbo, but that the lack of money is going to trickle down and affect the residential lending markets More >

We have placed bids on about 8 places so far. We started out bidding under the asking price and soon learned that would not be even considered. So we keeped over bidding more and more. Our price rang is $ 80k and under. The last place we looked at was a condo listed at $ 59,900 so we bid $ 74,000 asking for nothing back. So we bid $ 14k over asking. Home Owner’s Insurance Going up..what will happen to Florida’s Population?
2Question : Home Owner’s Insurance Going up..what will happen to Florida’s Population? In most Florida cities, the cost of homeowner’s insurance has at least tripled. You drive thru a neighborhood and you’ll see 20% of the houses up for sale…3 month later, half of those houses will be for rent. Yet, if you can’t afford the extra $ 4000 bucks a year for insurance, you probably can’t afford $ 1400 a month to rent a house. Even the cost of apartments are closing in on home rentals, leaving thousands of people with no option but to move out of state. This includes counties which haven’t been More >
Rental Business: Insurance Claim – How do I let a contractor know politely I’m not going to hire him?
2Question : Rental Business: Insurance Claim – How do I let a contractor know politely I’m not going to hire him? Hi, I am a landlord and have a rental business. Following a wind damage a contractor I called came and did some urgent work like cover roof temporarily etc. The insurance will pay him for that. However, there is more work to do and he provided a quote to do that too. I decided not to hire him because I learned the insurance is willing to pay me around $ 10,000 so I fix it myself or hire whoever I want to do it properly even if for less. The contractor was nice to me and did come More >

Going to Foreclose 2nd House, can I cancel the insurance policy?
5Question : Going to Foreclose 2nd House, can I cancel the insurance policy? I’m 1 month behind my 2nd house payment, and can not afford to continue paying for it. Can I cancel my insurance policy for the house? Would the lender allow that? I did not impound my tax & insurance, I pay those on my own. I can not afford to keep the house so either the bank take it back (I haven’t talk to the bank yet), foreclose (no payments will be make from now on), or short sell (does that mean I keep up the payment right?) house insurance policy
