The broker receives 7 percent of what you paid for your home. (Free) So I do not think that their owners had too much, but if you have a broker, you show the property, then he / she has paid off.

I work in real estate in California. Just remember that the property management fee is negotiable and right now, realtors are hurting big time and will take what they can get. You should say you’re willing to pay 5% of the monthly rent. I’ll bet you can find someone who will manage your property for that.

Question : How much would architect design fees be for a 3br/3ba off-grid home in rural Central California?
My husband and I are planning on building a second home on a very long-term basis. This home will most likely be where we’ll retire to. We’ll have to do this in stages for financial reasons. We’re planning on buying a large piece of rural property, and having a well-planned, mostly-to-fully off-grid home designed that is simple but beautiful and not too large (between 1800sf – 2400sf). We’d love to do a prefab, but, depending on the nature of the land, it might have to be a custom design. I just have no clue as to what architectural fees could be. Thanks for any feedback on this.

$ 2,000 to $ 10,000. THe higher number gets the architect involved with the day-to-day construction. No architect for your modular prefab. THose are cool, too. /

Did you refinance through your bank or through a mortgage broker? This would make a big difference. Also was it just to get a better rate? I can tell you off the bat that the processing fee and underwriting fee are charges that a bank or broker would charge for themselves. The insurance and escrow fees are inevitable and are things that are required to be paid regardless. The application fee sounds like a bit of a rip off to me. I think they charge you that so you won’t want to go anywhere else. Next time, you might want to refinance with someone who isn’t going to charge you this. They just want to make sure you feel like your stuck and won’t go looking around for a better deal. Altogether $ 2800 isn’t that bad. Some people charge a LOT more. You did ok.

Between taking personal line of credit or student loan, which is a better option? (I know both are debt instruments)
Typically private student loan tend to offer a higher interest rate than personal line of credit. And it is easier to get personal line of credit than a student loan.
Are there any catches in both the option? Any do’s and don’ts ?

Question : Are architect or permit fees considered part of “construction costs” for home equity loans?
We plan to use a home equity loan to rebuild our studio, putting the loan money in a separate bank account and using that account solely for “construction costs” to ensure the interest remains tax-deductible.

Question 1: We’re paying an architect to design the building and we have to pay the city a permit fee to review and approve the design. Are these two fees considered part of the “construction costs” of a building so we can use the loan to pay these without worrying about the IRS coming after us?

Question 2: Given this scenario, would it be wiser to use a Home Equity Line of Credit so we only borrow what we need when we need it? My concern (as always) is variable interest rates on the lines of credit, so I’d get a lower interest rate today, but it might be higher next year.

All items connected to construction of new whatever should be covered by construction loan. Ask your lending institution for this in black and white and put it with your records should the question ever arise. Never put your trust in “they” or “they said”. Get it in writing so it is defensible.
