If you are an outside property claims adjuster, what does your job entail and do you enjoy it?
1Question : If you are an outside property claims adjuster, what does your job entail and do you enjoy it?
I have an idea as to what you do because I work as a workers’ comp claims handler and thus, am familiar with handling one type of claims, but I want to know exactly what a day is like in the life of a property claims handler. Do you just visit the property, use an estimating software, and then start negotiating? How much time is spent at a desk entering information? Is it ever necessary to litigate the claim? How many claims do you generally handle at once?

A good portion of the time, you’re going to spend marketing yourself, trying to get insurance companies to assign the claim to YOU. It’s HARD. Property adjusters will visit the property, review the policy forms, and estimate damages, and then apply coverages. It’s rather a bit different from workers comp, because you’ve got coinsurance issues, insurable interest issues, perils, etc. There’s not that much “negotiating”. What’s covered is covered, what isn’t, isn’t. There’s not as much fraud, as there is with workers comp.
But, workers comp is a more “all encompassing” coverage. Many, many people shop for property insurance by price . . . and don’t realize what’s NOT covered, until AFTER the claim.
You don’t handle claim litigation. Anything that needs litigation (not coming up with many things here, with PROPERTY claims) would be forwarded to a different unit. You DO spend a ton of time on the phone, and on your laptop.
Unless you have a major natural disaster on your hands, like a hurricane, you do NOT have the heavy workload that, no doubt, you are experiencing as an inhouse wc adjuster. That’s not a good thing – because outside adjusters are paid on a case by case basis, so it’s a lot harder to make decent money.
I need some advice on small claims issue?
0Question : I need some advice on small claims issue?
This is in the state of MA.
My friend called me last year June that she needed a place to stay for a while until she gets on her feet. I stupidly agreed to let her stay with me for a while, She moved in late july. She told me that she’s only bringing a luggage with her nothing else but to my greatest surprise she brought her two couches, 60″ inch TV, her boyfriend and her dog along with her, I couldn’t say no to her because i thought she was my friend and my house was big enough for her stuff. She kept everything for use in my living room. I left for the weekend and came back on sunday with some of my friends and i noticed the house was not tidy and smelling of dog **** and urine, I was so mad i called her on the phone to tell her that the house really stinks she got offended and told me that I needed to buy cleaning agent so she could clean after her dog I was so mad at her for saying that so she told me she isn’t coming back and i didn’t beg her to stay either. well i didn’t hear from her for over two months and she wasn’t talking to me but in the beginning of setember her boyfriend contacted me that he wanted to pick up his school stuff we made up a time and he came to pick it up (her and her boyfriend weren’t in good terms) anyways my house was broken into in the middle of october and they took her Tv and i called her after I called the police to file a report to let her know about the theft in my house she told me that i should claim it under my insurance and i told her my insurance only covers my own property not hers then she got really defensive and she started saying that i never let her come pick up her stuff and i always gave excuses whenever she wanted to come pick up her stuff therefore she was going to sue me if I don’t pay the full price well it took her another two months to come pick up her couches, she finally came at the end of december to pick up her couches she left then later sent me a text message saying that her couches were damaged with red markers on it i told her that i didn’t see any damage on the couch and she failed to show me before she took it out. Anyways now i just got a small claims court order filed by her saying that i held her property for over two months and refused to release it after numerous attempt to get it out, and that she wanted me to pay the full price of her TV and pay for her supposed damaged couch. she lied on the small claims statement. I never had any comunication with her before her Tv was stolen and now she knows I am not paying a dime for it she coming up with this ridiculous stories. What can i do here? Am I legally responsible for her stolen Tv and since i never threw her stuff away because she had no where else to store them.
In between
I felt sorry for her and said i would call my renters insurance to claim the theft but it was denied because the property wasn’t mine and they won’t cover it. I then offered to help her pay for the TV thats is provide half of payment and she provide the other half, she refused and told me i should pay the full price of the Tv which i certainly can’t do. I also have emails and text messages from her confirming all this.

Keep all emails and texts. She will have to show that she tried to contact you. If she doesn’t have anything to show she contacted you, ask her to provide it. This could be phone records (I would bring yours and show where you didn’t receive calls from her), emails, etc.
Why does “Nationwide Homeowners Insurance” rarely pay claims and why do they get away with it?

I’m sorry you’re having a rough time getting your claim paid. However, you have not incluced enough information to support your contention that they rarely pay claims nor that they get away with it.
Evidently, they must have some reason to believe that your claim is inflated or somehow not covered by your policy. It must be frustrating for you, but carefully vetting every claim is how they protect their shareholders.
Is there any insurance loss estimating software homeowners can buy to calculate losses for claims?
0Question : Is there any insurance loss estimating software homeowners can buy to calculate losses for claims?
In order to negotiate with the insurance company, it would be useful to have a software package that would help itemize, price, calculate, and estimate, not only the value of contents but also the cost per square foot of restored construction, the labor cost of tearout of damaged property, debiris disposal costs, etc. Insurance companies have such software packages. It would be great if the insured could also use one.

There are two main software packages that insurance companies use. It would be cost prohibitive for a homeowner to purchase it. However, most contractors that do insurance repair work have the same programs. The easiest thing for a homeowner to do is have their contractor put together an estimate for the repairs. If there is a price difference from the adjusters estimate – then the contractor and adjuster will work it out – or you can just send the contractor estimate to the adjuster to review.
How do claims for Renter’s Insurance get paid out?
4Question : How do claims for Renter’s Insurance get paid out?
I’m in MA, looking to get 50k in coverage for my apartment, where I have well up to 50k in stuff. Should I take inventory of everything now in case of some damage later? Like what if my house burns down, do they just send me a check for 50k? I just want to make sure Im covered. Also, since we’re renters I want my car to be covered for things like vandalism, theft or trees falling, etc, and I know car insurance wont cover them, homeowners is supposed to, but we rent. Ive looked around and cant seem to find this info and my agent blows me off-tells me not to worry…
Thanks for the info, thats what I was looking for-I knew they wouldnt just write me a check, but I couldnt find any answers on what to do. I figured photos or a video will be good, I will do that. I am making an inventory now and will have to work on the video, its going to be quite long though. This will certainly be a project. Thats interesting that you comment on job and salary, though I will have no problems on that end-we make far more than 50k a year.
As far as the car issue-a friend had her car broken into and said it went under her homeowners, I dont know why she would have lied about that.
So, if the idiot kids in the neighborhood smash a window on my car, my auto will cover it all? ie-the window and cleanup (reconditioning the leather, etc) or if a tree falls on it, my auto policy covers? I have the most coverage you can have, its a brand new car.
I know, I need a new agent, I know a lot about a lot of things, just not insurance, so I need someone to fill me in:)
Also-How do I find a “Broker” and not an “Agent”?

I am not sure about the car part but that might be an extra. I know if you store things in your basement and want that coverd from flood or sewage thats an extra. As for inventory it depends on you insurance company. Some wont need it unless its over a certain amount. some will try to send a agent to your house. some you just need a list. My house had a surge of electric that fried my electronics. No one had to come to my house and all I had to do is make a list of what was ruined and how old it was and how much to replace. Then they sent me a check minus my deductable.
I am with Acuity and I am happy with them. They cover my renters and my auto.
Can the US government run homeowners insurance, since the insurance companies don’t want to pay on claims?
3Question : Can the US government run homeowners insurance, since the insurance companies don’t want to pay on claims?
Since the federal government pays out billions in disaster relief (DR), why not have property owners pay into them instead of money hungry insurance companies. When you receive money for a loss from DR, taxpayers are kind of paying themselves and the defecit isn’t raised as much.

No. The federal government is strictly limited by the Constitution as to what it can and cannot do.
The government has no right to do 90% of what it does. Besides, why would you force others to pay for your insurance?
…and the government can’t run anything right anyway, so why would you want it to, unless you’re a mooch?

That’s a toughie, because most insurance companies don’t like to tell their business like that. You can check with your state insurance commissioner and see who has the most complaints, and that will tell you who NOT to buy from. Also www.bbb.org may shed some light on your inquiry as well. That’s the better business bureau.

Can I claim Head of household if my BF claims the mortgage interest and Property taxes? I pay more than 50%.?
3Question : Can I claim Head of household if my BF claims the mortgage interest and Property taxes? I pay more than 50%.?
I have 3 kids full time, he has 1. He owns the house. I pay all utilities, all groceries, and I pay the insurance on the contents of the house which totals more than 50% of our annual living costs (and more than the Mort int and Prop taxes). I want to file HOH with no itemizations, he would file single and take the itemizations for the mortgage interest and property taxes only. Can we do that?
I am not on the title or the loan. Just want to make sure there’s no conflict. If I claim HOH, he would not. However, he would take the deduction for interest and property taxes. I would not claim either of those.

if you feel you are providing at least 50% or more toward the household(includes the mortgage, utilities, insurance, taxes, food, clothing, repairs, transportation and entertainment for you and the children) then file hoh
but utilities and groceries isn’t 50%
