Question : HELP! I received Charges from City housing court w/ a Demolition threat!?
I recently just purchased a rental property in Buffalo, NY. I had the building inspected (by a home inspector) and the attorney said all matters were clear/have been cleared up with any isues with the city, state, etc. I just received a notice today (I bought the house in November) that states I failed to appear to Part 14 of the City Court of Buffalo Housing Court. I have a “new” date of January 22, but I never recieved anything prior. It is addressed to Danna Propreties (the seller I purchased from) c/o me. It states I must appear or there will be a warrant for my arrest. I have no idea what this is in regards to. It also states “based upon the charges alleged at this property, on the next court day we may conduct a demolition hearing to determine whether the structure or structures must be demolished to protect the safety of the surrounding community. What issues might cause this!?

When you purchased the property, you should have received a title insurance policy.

Contact the agent who issued the policy, immediately. When they performed a title search prior to closing, any court cases affecting your property would have come up in the search, and should have been cleared prior to closing.

Their cases underscore a conflict in the Obama administration’s approach to immigration enforcement. Even though the president supports the Dream Act — which would provide a path to legalization for illegal immigrants brought here as children who enroll either in college or the military — his enforcement bureaucracy continues to pursue deportation cases against the increasing number of students who would be protected by it. It’s part of a push that is on track to remove a record 400,000 illegal immigrants this year.

“It highlights the inconsistencies in immigration policies,” said William Perez, a Claremont Graduate University professor and author of a book about illegal-immigrant students called “We Are Americans.”

Immigration authorities say they use their discretion and rarely deport students, particularly once their teachers, coaches, friends and elected representatives speak out on their behalf.

Balderas, for example, was placed in “deferred status,” meaning the government won’t remove him unless he gets in trouble. But even so, the young people remain in legal limbo, often unable to land a professional job once earning a degree.

“These cases illustrate the need for comprehensive immigration reform,” said Virginia Kice, spokeswoman for Immigration and Customs Enforcement. “ICE uses its discretion on a case-by-case basis, as appropriate.”

Carlos and Rafael Robles were on the way to visit a friend at Harvard — not Balderas — when they were arrested. They spent a weekend in jail before friends posted $ 5,000 bond apiece. They had to travel to Buffalo again recently for a court hearing after an immigration judge turned down their request to move their case to Chicago. Their next court date is next year.

Their father works for a car dealer, and their mother is an assistant at a mortgage company. They came to the U.S. by airplane five years ago on tourist visas and never went back.

“We want to go to school and to work here,” Carlos Robles said.

Several members of their community have written letters on their behalf, said Robert Carroll, a teacher at Palatine High School.

“Gee whiz, these are just two quality kids,” he said. “They are everything you would want your kids to be. These kids are going to be leaders in their communities — taxpayers, not tax recipients.”

The Dream Act, sponsored by Sen. Dick Durbin, D-Ill., and others, came up eight votes short in the Senate in 2007, when an effort to overhaul immigration law fell apart. The following year, then-candidate Barack Obama urged its passage during a presidential debate. But Obama has done little to push the bill as president.

Some opponents say the measure would grant “amnesty” to a far larger circle of illegal immigrants than the college students who have become the faces of the movement.

I am glad to hear they want to continue their education but they can’t do it at the expense of tax payers. Sorry, they should not be getting any financial assistance and if they can pay then they should pay out of state tuition. It is not our job to educate and provide for illegals.

We lived in Camden Village Apartments, Fremont, CA for 3 years and vacated it last week. The property manager says we need to pay for 100% expenses of steam cleaning, professional cleaning of stove and refrigerator, and for painting job.

We didn’t damage any (no scratches & writings on walls) and all normal wear and tear only. We cleaned it before vacating the apartment.

I and my friends lived in other apartment complexes in Fremont, CA and they gave 33% off on cleaning charges for every year of stay.

The lease agreement says, the property company goes by Civil Code Section 1950.5 for applying damage/cleaning services.

Does the law allow such charges to tenants? Can we demand for any third party inspection at the property company’s expense?

Aurora Loan Services bought my home mortage loan from Chase Manhattan a few years ago. About a year after the transfer these advance charges started showing up on my statements, which they can’t seem to clearly tell what they are for. At first they said they were property inspections fees. No one has ever been on my property to inspect it. How to I get this investigated and by whom. I even hired a lawyer to try to get some answers from them. They never clearly answered him directly about it but only said they were transfered from Chase to them. How to I get a record of this transfer? I’m about to pay off my home but I refuse to pay these extra fees that seem to be something that this loan company just tacked on.

That sounds fishy. If they need to inspect your home, that is on their nickel, not yours. Sounds like a total junk fee.

This forces the older person to either go to a debt consolidation company (which charges for their services also) or quit paying, with the risk of loosing any assets that they have accumulated. Either way, embarrassing, harrassing phone calls have to be dealt with. A younger person with no home can file bankruptcy and they have no permanent consequence to this action. I am 62, have paid my bills all my life and now all interest rates increased and I can’t make payments, even with debt consolidation. HELP-PUT LIMITS ON CREDIT CO.

Assuming you live in the USA, it’s called free enterprise. You should have checked your credit card company’s disclosure statements for the maximum amount of interest they can charge.

Shop around for a lower interest card and transfer your balance.
