I am currently looking for houses, to share with 5 other people in Winton, Bournemouth and we found a perfect one yesterday, but the broker asks for £ 200 each withholding tax. I was walking, if c is paid too much and what others have and if anyone suggest other remedies? Thank

My sons father was a ex con – served 6 yrs in state prison for arrmed burglary to a occupied dwelling on 3 counts and fire arm possesion was out did great while i was with him. Then our son came along and stuff changed he went back to his old ways and started robbing ppl again. Personally i hope they throw the book at him but my question is….

1. If he is in county jail now with a 7500 cash/surenty bond now and already when to district court and is now scheduled for Circuit court which is like stage 2 in our state of michigan. Does that mean that hes pleaing not guilty? Or does that just mean all home invasion charges go thru two courts?

2. If hes facing this new charge now, and knowing his previous criminal background do you think they will throw the book at him ? and make him serve all 20 yrs? Or what do you think will happen to him?

Hes been in trouble in Mi when he was a minor and when he was 18 and 19, in and out of jail, warrents but never in prison in michigan. But moved to florida and got sentenced for the following items and has been out of prison for 3 yrs and was good and now after 3 yrs he back in jail facing 20 yrs. From what i hear he has 5-7 felonies on his record.

1. It just means that his trial is moving along.

2. they will look at his past in determining his sentence. Will he serve the max? That is up to the judge.

It is pretty much the same as a residential property. You have to determine what the market is commanding. You can research rents on www.loopnet.com and get an idea.

In commercial properties there are usually three and sometimes four classes of space: A, B, C or D. “A” properties include the Donald Trump kinds of places, luxurious, and over the top but in some markets can just be the top of the line facilities. They obviously are going to command the top prices. B and C properties follow in behind. Most affordable office spaces are going to be in the B to B- area.

You next need to determine if you are going to offer the space “triple net” sometimes abbreviated “nnn” That means the tenent is responsible for all of the maintenance, cleanup, repairs, etc. associated with their occuppancy. This is generally the type of lease when the building is stand alone. Multi tenant spaces aren’t usually nnn since there are generally common areas that need to be dealt with.

FYI, commercial leases are expressed in terms of $ per square foot factored over a years time. In other words if the place leases for $ 10 per square foot and the building is 2000 sq. feet then the annual lease is 2000 x $ 10 = $ 20,000/12 months = $ 1666 a month. If it is a triple net space then you will see it as $ 10 sq. ft. nnn

I’d like to buy a property in Canada and rent it out and am thinking of using a property management company to find the tennant, and deal with day to day issues.

Is it a percentage of the rent? Or is it a fixed fee? Actually is it worth using a property management company?

Mine charges 10% of rents received, and I pay for all repairs and advertising when the unit is vacant. We have multiple properties but no longer live in the state where they are located, so we don’t have a choice but to use a property manager. We also have some units close to home which we manage ourselves, but would rather not. We would love to find a reliable PM for the ones here, but so far have not found anyone. A good one is priceless – a lousy one is useless.

For commercial, it is generally about 6% of the remodel. However, the remidel $ amount is not going to be as ‘pricey’, so it will prolly be a fixed fee. Alot of it is going to depend on how elaborate of a remodel you are wanting, and how extensive his work will be….. I would figure a few grand at least…..
