Sunday I am bringing home a 12 year old quarter horse gelding. I am trying to make a list of questions to ask the owner. Heres what I have so far.
What is he currently being fed?
When was he last wormed and what was he wormed with?
What kind of bit do you use on him?
How does he do in the trailer? What protective gear will he need?
How often is he currently being worked?
Adverse reactions to any tack?
Can you think of any others?

What shots did he have, and when was the last time?
When is he due for a check up/teeth floating?
What does the farrier currently do to his hooves? (This will really help your new farrier).

7Question : Why are real estate agents so against bringing their buyer to a FSBO?
They don’t seem to even want their clients to look at a FSBO even when the seller has told them they would give them 3% commission! That’s 3% for doing absolutely no work for the seller–no advertising, no open houses, no signs, no brochures, no legal documents etc. . (This is after the seller presents all the legal info and a lawyer to work with them. Along with that he also can move out at any time!)
Could the reason be that they haven’t figured out that even if they got the listing they may only get 2 to 2.5%? Could they feel so threatened by a FSBO? I wish I could make $ 15,000.00 or more for just driving around a buyer!
Specific answers appreciated.
We aren’t in want of realtors—they are circling us literally like vultures! All they want to do is list. The house is priced below market value according to all of them and an appraiser. We have had two offers in two weeks but they have homes to sell and our lawyer advised against the contingency. We are holding on to them.. We have had others who wanted to make an offer but also had homes to sell.

Houses are over priced in some cases. Sometimes the sellers are unwilling to be flexible. Seller disclosures of the home’s condition is omitted in some cases.

Ive have been talking to my friend who is currently in China as of now, she is over there on vacation and she has some Chinese Beer, she is coming back home tomorrow, she is an American citizen, white too if that matters. Would she be able to bring the alcohol back from China and get through US customs in Chicago?

when’s the best time to adopt an adolecent dog. Winter cause you don’t need to walk them right away? or summer for training purposes?
I’m planning on getting one from the age of 5 months to a year. i prefer around 5ish months soo i need help with all this.

1) depends on how neat your house is. everything needs to be at least 3 ft off the ground and farther if you have a big dog. shoes need to go on shoeracks or somewhere out of reach of the pup.
the only thing that should ever be left on the floor is dog toys.
yes accidentts do happen so don’t get mad when you let your dog chew on something by leaving it on the floo.
2) yes/no. if the dog is not potty trained it would be best to leave the dog in the cage at night so no accidents on your bed/floor.
3) Don’t let her into areas where there are cords on the floor or things to chew. the dog should NEVER be unsuprvised until you trust the dog.
4) If you know exactly what dog you are going to get you defnitly should have all the supplies beforehand. i woud NOT suggest taking the dog to a petstore on the first day you get it since you do not know how it will react to new things.
5) Crate/toys/bones (NOT rawhides), nail clippers, brushes, balls to throw, dog dishes, dog food (good quality like natural balance not iams eukanuba ect)
6. right away just not super long walks. 15-30min walks are fine and playing in the backyard/dog park.
7. either way. i like getting pups in the winter where i can train them inside/outside but competition training will start in the summer.
