I pay both regular homeowners insurance (through American Family insurance) and the MIP (through my FHA loan). My question is, if I pay the required MIP, do I also need the regular homeowner’s insurance through American Family insurance? Once the MIP reaches 78% of the loan, I understand I will not be required to have this. Is it then my “choice” to carry homeowner’s insurance?
For FHA loans, it is called MIP (Mortgage insurance premium). For a conventional loan it is called PMI. If I had a conventional loan, would I be required to have PMI as well as homeowners insurance?
Oh and one more thing…if you took a FHA loan after 2001 you are only required to have MIP until you reach 78% of the loan (based on the original appraisal or original loan). Prior to 2001, MIP was required the entire life of the loan.

it’s not MIP, it’s PMI. And yes, you need both. You have to keep the homeowners policy until the loan is paid in full.

The home warranty company sent a contractor to complete a work order in April. I just went up in the attic to change my filters only to discover he never replaced either of them. HE LEFT THEM COMPLETELY OUT. In addition, the front panel was left completely off one of the units. My power bill was more almost triple last month. Could this have anything to do with it? Also, what are the other potential problems?

I’d get hold of the warranty company’s supervisor and insist they come and clean the coils on your AC’s. The filters are there to trap dust and dirt so it doesn’t clog the vanes of the cooling coils. Running without them has probably clogged or at least partially clogged the coils thereby greatly decreasing the efficiency of the cooling units. There’s no excuse for sloppy maintenance such as that.

B2F is the purpose of the project: to reach young people before doing the trafficking. The heart of the community campaign six weeks a picture without words Booka? No words for it doesnâ? T must be translated into hundreds of languages. It teaches children to make wise decisions, to know who your true friends, and the point of empty promises of the traffickers. An accompanying program teaches important concepts in the book.
Scimone visited many nursing homes on the screenplay for the book, which was presented by the artist Leah Wiedemer to write, and worked with a team of educators to develop the program of 70 pages.
The book without words, and the programs are tested in the Dominican Republic this month. The final version will be the beginning of 2011, as Born to Fly is at schools and nonprofit organizations that will be dispatched to Ghana, Thailand, Iran, Haiti, Germany, Cambodia, India, have applied for Bulgaria, the United States and elsewhere.

Yep, if you have damage more than 5% or $ 5,000, whichever is LESS, and you have a mortgage on your house, the insurance company is required to make the check out jointly to you and the mortgage company.
Typically, you’d sign the check, send it to the mortgage company, and they’d release the money in installments to you to pay the contractor, as the work gets completed.
That keeps you from taking the money and not getting the repairs done, and abandoning the house to the mortgage company.
The way around it, is to ask your adjuster to make the check payable to you and the contractor, or sign a direction of pay with the contractor so they can be paid directly by the insurance company.
