Hi Everyone… I am in my forties.. and self supporting. Lost my job ..and was approved for a training program to acquire necessary skills. However..the program I chose was Property Management. I did not at the time know.. or was even told all it entails.. which means to be on call.. break ins.. and a desk one said filled with paperwork.. responsible it all. I am not .. computer savvy.. only my home PC. I have attended a computer class that was like latin to me. Its not my nitch. But.. goes with the job. The instructor said she has more jobs/connections then students to fill them. But..there is no computer classes in this program that will take me a year to complete then I would have to take additional non credit computer classes.. and I have to pay for my books. This will all take me about 1.5 to complete. She got me with.. the fact she pretty much guaranteed me a job. There is also an internship. She said I would get only salary . She is the instructor and an Attorney. She would know. She said I would start out at 30 a year.. which has been my goal that I have never yet reached and to me that is a reasonable goal. The problem is.. although I am self supporting.. I am caring for my mom whom has cancer. I am more concerned with finding work right now. I am juggling a lot alone. I am not sure.. if this is the right path for me to be honest.. I know they are paying… and she guaranteed me work. I will also be able to sit for my Real Estate and Broker License. I am not sure if I am being intimidated by all my fears.. Or.. if they are very real.. and it will hit me like a ton of bricks crashing on me. Especially the computer learning for the job. I understand I can be a broker from home.. I am to be honest more interested in traveling to sell vacation rentals.. but.. that can also get old fast and be hectic. I am a home body.
So.. I thought of two alternatives..Or back up choices.. Paralegal.. which law is to me interesting especially environmental.. Patent and Immigration Law. I could also be a Real Estate Paralegal. Attorney’s I do know Pay you a lot and it is also Salary. I know a legal secretary making well over 60 a year. But Attorneys aren’t cheap but can be jerks I hear to work with. I would I am sure.. learn computers and West Law in that program.. but I would have to go to Globe or one of those real expensive schools .. Or. to the County College for an associate.. but that would take me 2-4 years longer.. So.. you pay double or triple for a faster program to get out and working. I think they call it legal assistant. Or… the other choice which was my first one.. originally was to get my cosmetology license. I can go at night.. and get some kind of part time job days.. whilst taking my mother for her treatments. Days would require full days and I have to be available for my mother. The Property Management Program was two nights a week .. then when they are done .. its two days.. a week.. and one on line.. Then back to two night .. two classes only at a time. But.. its doable around my schedule for my mother.. BUT .. just because I was approved and they are paying .. I don’t want to have to feel I should or am meant to do this. I am not sure if I can go get a brokers license here separate somewhere else or not. I just wanted to achieve a salary of 30 or so a year. But the Cosmetology unless I go at night does not seem that doable days. But I can go at night if I had to. It may take over a year to complete. Its more creative. They probably make 30 a year with tips.. and I seen many jobs advertised including where I live.. and manager jobs for salons and spas and you can do nails etc. There are many avenues that can bring in money. I like moving around .. more then sitting all day. I am just afraid to mess someones hair up lol.. But.. I suppose that is what they teach you. It seems like the most fun job out of them all. Please Help.. I am creative and artistic.. love make up.. but my age is a factor for employment .. although I must be well preserved because this young girl told me to go for it.. and convinced me to do that originally.. before everyone told me I can’t count on commission and tips. My head is spinning. If … I had a second income .. it wouldn’t be such a major decision .. but I don’t. I also don’t want to go through .. all the other training to hate being a Property Manager. I just think a man would be better at this.. because if there are fights.. or plumbing issues or break ins..

As a cosmetologist, and salon manager, for the past 23 years, I suggest you go into any other field besides this. The pay is not all that great. Proven fact: 20% of hairstylists make 80% of the money brought into all salons, and the other 20%of the money is made by the other 80% of stylists. It’s physically , mentally and emotionally demanding. I have carpal tunnel in both wrists. Being that I’m right handed, my right shoulder is in constant pain. I have sciatica in my back that causes terrible pains down my right leg. Varicose veins have taken over my legs from ankles to hips. Clients will tell you every thing you never wanted to know about their personal lives, very intimate and often surprising details. Being in my forties, I truly wish I had a better paying, less physically demanding, less stressful job. Best of luck in whatever you decide to do, but I truly advise you to make a choice between paralegal and property management.

I am a middle aged lady. My looks are holding up pretty well.. I do look a lot younger then my age. I am at this time helping my mother who lives with me battle cancer. She has helped me in these economic hardships.. and with a bad car accident I had a few years ago. I lost my job last year. I am signed up with a program that offered to pay for me to obtain marketable skills. I was wanting to go take a 5 month course in Estheology.. to become an Esthetician. However.. I read countless blogs.. Although the spa industries have not been drastically effected by the economy.. because of the caliber of people who go to them.. that never seem to run out of money.. Some people said they couldn’t find work or had to supplement their income. I called around.. and one spa told me they pay hourly plus commission and tips. Some were doing well.. some were not. I was torn and desperate due to my circumstances here with my mother and I have been helping her a lot. It only takes five months.. for this program then the licensing.. I am single still. I will rely on just my income. The Esthetician costs a lot 10 grand that I would have to take out… a student loan. The next option was the one the program approved for me Property Management. The school cost.. not books.. would be paid for me.. which is a lot…… cheaper. But.. it does not include computer classes.. that I will in addition to have to take and pay for. .. at the Community College. I am so… not interested in.. or good at Computers.. I may sound like an idiot here.. but.. I sat in a class and left.. it was like latin to me. I have my personal computer.. but.. chatting.. and checking email..and doing research is my extent. To me its Super complicated. That being said.. I used to work with an older man who use to daily.. tell me.. “Do What You Love And The Money Will Follow”… He also told me about this successful man he once knew who worked as the CEO of RollX Watches.. and he made billions and hated his job he told him. He said he wanted to be a comedian.. and end up taking his life instead. He did not want to do it .. with the risk of the money he was then addicted to making.. It was a double edged sword. Well.. The property management course would in total with the extra computer classes take me about a year and half to finish up..all. The instructor is an attorney and said she has a lot of employer connections interested in students and not enough students to fill the jobs. She said I would make only salary and start at 30 a year. To me the job leads and steady salary and income was what I was attracted to most. Not the job. Not the computer knowledge I despise. I want to be self supporting and not worry about getting the hours.. or clients.. although esthetician is much more me. I could branch out and do make up… or alternative modalities incorporated into having a side business. I see the people doing what they love.. who are So Much happier then those doing what they have to do to survive. I am afraid I may be choosing this for the right reason… but the wrong job for me. In this Property Management Program.. I would be able to get a Real Estate and Brokers License from this.. and work from home for myself. I watch those shows where the Realators or Brokers.. travel to other countries to sell millions dollar vacation homes.. That part sounds appealing to me.. But.. being a Property Manager.. doesn’t as much no. I would be cooped inside OR.. maybe showing apartments and doing office work. I am not sure.. if I could take just courses to be a broker or Real estate and broker or not alone or in addition to the Esthetician. I suppose my fear is that I won’t find work or would be homeless. I don’t want to be… but.. I want to be happy and do what I enjoy. Like I said.. I would not mind and am able to travel to sell vacation homes.. but that to me is not your typical Property Management job. Please help.. Thank You

I’m a property manger and I love it. You do not stay cooped up as there is much to be done. You are usually delegating not showing apartments. That is for the leasing agent to do. Your job is to ensure operational functions are going smooth. It is a lot of work but very rewarding.

The trailer park only costs 280.00 a month and the trailer is in a range I can afford that is inexpensive. However.. although I will be saving 600.00 a month.. which can’t be beat and can go for other things.. My landlord does not know my mother lives here with me in the other room.. because he would have charged me 150.00 more he said a month.. for another person. Although couples would be okay. Anyway.. I chose not to tell him.. because of that reason.. and he never comes here. I have been a good tenant for 3.5 years. I am not sure.. what to do now. My lease comes up for renewal in Feb. The lease ends either March or April 30th. The woman who use to live upstairs from me.. told me that the landlord one of the two.. told her they would take 1/2 your 1.5 months security deposit .. for a rental fee if you want to leave before the contract is up.. towards them renting it out. Not sure about the remainder of the lease months.. But.. that is what she told me they would do. I find it unusually they would not want the rest of the months rent until the end.. but.. this is what I was told. I don’t want to mess myself up.. But.. I don’t want to just up and leave.. because it can damage me later.. or .. I can be found. I don’t need at 45 those head aches.
I was going to go into to see the landlord.. when he is in the office.. and sit and tell him I would like to leave.. in Sept.
However.. I am not sure.. if he will try to come in that month to rent it or.. wait until I am gone if he takes half of the security. I want to get out of the lease. I am going to tell him the truth my mom has cancer. I hope he understands. But.. I don’t want him to see my mother or her room is occupied prior to leaving. I would think .. as with the woman upstair.. he may take the two carpets out.. and maybe re paint. He may not be able to rent right away. Am I worried for nothing? I don’t think he showed the place with the woman upstairs until after she left. He may have ran an ad though. What is my best course of action? Also.. I need cheap moving help.. I was thinking of putting up a big.. ad on the pin up board at a Community College.. for inexpensive help.. Its a 2.5 hour trip to move.. maybe less. I need them to un assemble the two beds.. load the truck .. unload.. and re assemble to the beds.. bringing in and placing the dressers .. couch..bring the stuff inside. We just can’t afford a lot and I have no idea what is enough for about 4 moving men or boys? Also.. I put a free ad on Craigs List. Thanks

Absolutely 100 percent DO IT!
Owning is not the same as renting, Sure you have upkeep and maintenance for the trailer but it is still much cheaper and much better in the long run to own instead of rent. Wait till the last possible minute and just take the deposit loss in stride. It will not affect your credit rating and you will be upgrading from a rent to an own situation. At a later date when you are more settled, you can easily locate a piece of land and move the trailer to it, This way you have the best of all world situations.

I moved a house full of goods from San Francisco to Portland, OR. The mover is based in Oakland. I paid for insurance. I reported (in writing) items that were damaged, missing. The mover never sent an adjuster, never paid and just said that he is “self-insured” and “working on it.” I believe that the mover justed pocketed the insurance premium, never bought any insurance for the move and has no intention to pay. Thanks for your advice.

We just bought our house 3 months ago. Had and inspector, have home warranty, home owners insurance ect ect. We are adding onto the dek that was here, and as we got into the new deck, the contractor brought to our attention that the original deck is EXTREMELY below code and even moreso, actually dangerous. It is floating, not attached, to 4×4′s standing (not attached) to the concrete below. I actually kicked one of the “stilts” and it just fell over..
Anyway, long story short. The Inspector should have found that, the previous owners should have told us about it, and the sell could have been contingent on fixing it to code or paying for it at closing..

Since the sale is finalized, YOU are responsible. Can you PROVE the old owners KNEW about the problem? Even if you could, homes are bought AS IS. There is no warranty for things like this. An inspector does not and cannot look at every aspect of the home’s condition.
