Nope. If it’s ok with Animal control and zoning, they are in compliance with the law, and that is what is required of them. YOur issue is with animal control and your local laws not your CCR’s

I rent a nice condo in a perfect location. But, the serenity is breached by some neighbor who is complaining about everything that happens here. A few people make a loud party. A car whose license plate is 2 days out of date is pointed out to a local police office and ticketed. The complaints never stop. I have always been nice to everyone who live around here.

we have the same problem and our crazy neighbour got worse and worse and she gets away with everything, as long as they stay within the law there is nothing that you can do, they can live their life however they would like and you pretty much have no say and condo associations cannot kick them out , especially if they own their own condo unless theer is a huge breach of the rules.
we have been dealing with the psycho neighbour for years and haven’t been able to prove anything, she has stolen mail, smashed windows, calls police on people daily, has video camers on our houses , takes pictures of children etc,,,, and we have tried everything, we have called the papers, we have called the police, tried to get restraining orders, everything, all you can do, is when they do something that is against the law, make sure there are witnessess and take pics and then you can do something, other than that you are out of luck.

The condo homeowner’s association is the group that actually runs the property. The management company is a subcontractor to the HOA that operates the day-to-day stuff (maintenance, collection of dues, whatever). It is up to the HOA to determine how much of the day-to-day they want to delegate to the management company, but in the end run, the management company is only an agent of the HOA and th eHOA is eventually liable for everything.
The HOA sets policy, sets dues, maybe in a condo approves or disapproves new buyers. Check you covenants to see just how far the HOA’s powers go.

We live in a Condominium in ohio, and when we bought it the outside patio wall (brick wall structure) had a huge crack and has about a half inch gap between our wall and the neighbors wall. the crack was filled in with cement. Over the summer the management association decided to repave the street, due to all the vibrations from destroying the old concrete, the top row of bricks in the patio fell to the ground as well as well as the concrete in the crack. we contacted the association to fix it and they sent out a brick layer, who wanted to redo the repair as it was done before. we refused the repair because it would ultimately fall again and probably on one of our kids. The assocation sends us a letter from an attorney that stated that we broke the wall and we sent away the repair man thus they aren’t fixing it and we owe them the attorney fees ($ 500 FOR ONE LETTER!!!). the management people are a bunch of control freaks who wont negotiate and hide behind lawyers (Which they are hiring out of our pocket) Our neighbour had a similar issue and hired a lawyer and he couldn’t win the case. How can we deal with such assholes?

YOU are in the wrong here. You had a cracked (and patched) wall to begin with and they were willing make you whole by putting it back the way it was before they damaged it. You refused. Your loss.
The $ 500 is not reasonable, as it was not a necessary expense at such an early point in the negotiation.
How do you deal with a condo association? You go to meetings. You show leadership. You organize opposition to truly unreasonable actions. In short, you get involved and do work to make change.
