DO NOT TAKE ANY online classes. Not because they may be a scam (most are not), but because there is A LOT of information to learn and with online, you just can’t learn it.

Do the class in PERSON.

Before you pay any money check with your state real estate commission to see what is required for licensing, if you have any questions give them a call!. This school may not even be an accredited school thus taking their course may be a complete waste of money. In most states you are required to take a licensing exam given by the state you are to be licensed in and complete a certain number of hours in the classroom (on line in some states). I Would be very care full of on line course, especially if I Have to send then $ you can call the State of Florida and get Information on this matter see if any one had a compliant agents them see if they are legit you need to have a 22 to 45 hours of training depending on which state your in. Call a Local Real Estate Company find out from them They might Sponsor you or direct you to a place that will certified you Good luck.

You will need to take a test with the state. I am not sure if they provide these tests on line or not. So you will probably take another test at the designated state test facility.
You are suppose to take certain classes and a certain amount of in class time. The school you are talking about probably gets around this with their on line courses.

I did grade one in Cairns and went back to visit, later.
The beaches are probably more beautiful there and toward Port Douglas, Just amazing. Though you do get the Sting Ray Season each Summer!

For the shopping and social life, The Sunshine Coast is much, much better, especially for the 20-35 range of people.
The Beaches are Really nice too, just not as good in my opinion. But they come close!
The Sunshine coast is more a community, or lifestyle.
And there’s a whole Coast of it.
Beautiful and green inland and only a couple of hrs out of Brisbane and about 4hrs drive to Surfers Paradise!

-if that’s what your into.
Finding work, again, depends what you do.
If you don’t mind being a bar attendant, there’s great money in it and you’d get a job anywhere really.
The Sunshine Coast mainly has upper-Class Hotels, Cairns has both.

I have beautiful relatives at Caloundra and Maroochydore.

for work go to seek.com.au and do a search, then truelocal.com.au you can search for schools/ beaches/ rivers… near that place.
Your husband could even score yourself a job before you left?
And you could find out about schools in the area online too.

How blessed are we to have it all at our finger tips now?

You look at the prices of the homes selling and then cut it by another 10 to 20 percent if you truly want the possibility of it selling.

If one beneficiary wants the money now, it isn’t possible. There is nothing legally they can do to make a person come in and buy the home for sale.

Again, if you are trying to buy them out, simply check into homes in same area that are up for sale. What is the cost on them, go by the lower averages and find out how many months they have been up for sale. Talk to the realestate agents in the area. Have 3 come in for a consult of what they think the home will truly fetch in this market. Something that would possibly get the home up and sold. It will probably be like i said, find the three lowest price ranges of homes that are comparible and then lower 10 to 20 %.

Check out the Harris county court house list. There are tons of people facing foreclosure who I am sure would love your help.

Since foreclosures have to be listed 21 days before they can occur, you can get quite a few quick leads just by going through the folks who’re coming up for next month.

The “Mega Agents” at least 10% of GROSS, not net.

I always plow back 10% of my commission into advertising.

It’s important NOT to go off and do another kind of advertising when you get a big check.

If my sale was a result of the internet, 10% goes back into my web site.

If the sale was a result of a referral, 10% goes into my referral business, etc.

I see too many agents make the mistake of getting a sale from one source, and instead of spending more money on the source of advertising that got them the business, they’ll try a form of advertising that is totally unrelated to where they received their source of income.

Makes no sense, but I see it all the time.

If in NY you can look at propertyshark.com. Your local realtor can help you, sometimes in your local paper’s real estate section may have recently sold properties, also drive around your neighborhood and look for signs on properties that say sold; get the address and go down to your county clerk’s office and get a copy of the deed to that property.

Find a Real estate Agent to do it for you. Can be tricky to do properly. Need Solds, currents, expireds, withdrawns. Also be careful about what timeframe you use. More than 6 mos. ago may not be a valid “comp”. Good luck

The only sites I know are exclusive to realtors. You can check “solds” at your county Register of Deeds, they have access to everything sold in your area. Good Luck!

Yes, you can bye a house in Germany without a residence status (you let the house for an income for example).
There is an investors visum in Germany. You have to invest 250 000€ AND must create 5 jobs.

Germans are understandably touchy over who can be a new German. One of the biggest concerns is proving you have a steady income and you will not be a burden on society. I don’t believe that investing in German real estate has anything to do with it, but Americans can certainly purchase a home in Germany if they wish. It might make a nice vacation home for you, then you could rent it out when you’re not using it.

Most real estate investors have a team of professionals they work with to get these type things done.

There are several individuals that should be on your team to assist you in your job as a real estate investor.

Your professional team should include an appraiser that you have used and do business with that will get the compts you need and be able to explain them to you.

Another member of your team that should be able to assist you in this is a title representative. This person work for a title company and you should use this person to cover any title work when you are selling or buying a property and should have this person’s telephone number on the tips of your finger nail.

Getting compts from a source that is not reliable does not help you in making intelligent decisions as to the purchase price or what you should sell a property for.

Look in your local telephone book and find one of the two, establish a working relationship with these two and see if they will assist you getting compts as a courtesy this time. Your title company will have on-line compt available.

Make sure you tell them you are a real estate investor and if the find a deal they should call you first.

When I hear her name, I cringe. Of course I don’t know her so I can’t say much. But from her appearances I would have to go with stuck up. Every time I see her face on anything, she looks this way. Smile darn’it. I have never seen anyone look like they are having a bad day every time they are in public. With all that money and fame, how can you look like that. And from how her sister talks, she gets a lot of love too from family. She is just ridiculous.
