The answer (to #2 at least) is Search Engine Marketing. This is an advertising program in which you pay a fee to have your ad appear at the top of Yahoo search results (the three at the very top and very bottom of the page). You only pay when people click on the listing. The cost per click depends on the search term. Real estate is obviously a very popular subject/search topic these days. As such, I would expect the cost-per-click to be quite pricey. This is especially true in your neck of the woods.
