Real estate sales records sales comps?

Like I told you before there are no websites that are free or you can pay for that has any usable data. The only site that has true data and is current is a MLS that is for RE agents and appraisers. ALL others use incorrect County data that is outdated and you can not join MLS. You are not going to be able find usable comparables and even if you did, you would not know what to do with them. You can not just find a couple of what you think a comparable is and what they sold for and think that is what your home is worth, it does not work that way. RE agents do not even know how to make adjustments to comparables or know how to pick them. Example: lets say you find a home similar to yours and the sales price was $ 200,000 and sold 3 months ago FHA and the seller paid 3% of the buyer closing cost, now that comparable is only a $ 194,000 comp. Now you have to find out if you are in a stable, increasing or declining market. 90% of markets are declining so lets say it declined by 12% over the last year, now you have to make a date and time adjustment for the declining market at 1% per month from the pending date (something you can not find out) and the pending date was 4 months prior to the sales date. So now you have to deduct another 4% from the sales price and now the $ 200,000 comparable is now a $ 186,240 comparable and thats only 2 adjustments and up to 21 more adjustments that can be made, like bathroom count, square footage and then you have to know how much to adjust for each item. Hire an appraiser and you will know what you home is worth
