Georgia rental property foreclosure?

We moved to Ga and purchased a home there not knowing the neighborhood. The appraiser did not include a foreclosed property in his appraisal right next door, and the realtor agent did not tell us about the neighborhood losing value. In fact the value of the home was too high we were told by every listing agent and we could not sell the place. Anyhow, we have moved to Mo and have a home here. We took a big hit in income and simply can not pay the additional cash difference between the rental amount and the house payment. We are considering the option of foreclosure as our savings are now about tapped. We have it rented with a property management company right now, we I am sure they will stick us with a bill too. We don’t want to lose our home here, and we simply don’t have a ton of debt but that house is taking us under. What can we do? Thanks so much for your advice.

i would consider renting the house out. If you can rent the house out PER room, it not only would help you in the long run but also help you other rentees.

Am I being paid fairly?

I’m working for a State Farm agent making $ 11 an hour. I have my property and casualty licenses and I am also S.F. bank certified. I answer the phones, handle service work, basic admin./office manager duties, as well as sales of home and auto policies. I’m barely making $ 20,000. If I were to actually use my medical allowance for health insurance, I would be taking home even less!!

I feel like I am underpaid. I keep hearing about others in my same position getting paid significantly more. I’m living near Charlotte, NC too so I’m not in the back woods of BFE somewhere. I have asked for a raise but really don’t think it is going to happen because some excuse always pops up. I’ve been here for over a year and a half with no increase. I feel bad asking for money or making anyone “uncomfortable” but I feel like I am getting screwed. It is a small office, as in under 4 people and I do a bulk of the work….

Do you think I am being paid fairly? What should I do?

What hour does it become bearable in the Phoenix summer and…?

Thinking of moving to AZ ( Mesa, Gilbert, Tempe, Chandler) –

I am quite aware of the heat – I just got back from Cairo EG, having been there nearly five years. It has an average high of 97f / average high humidity of 69% vs Phoenix average high 103f / average high humidity 55%. My guess is it would be slightly more tolerable in AZ due to the significantly lower humidity level.

But my question is not when it cools off, but rather about WHAT HOUR IS IT BARABLE? – We are used to the heat. Also formerly from Michigan – however currently in Dallas – here it gets to about 96f / 78 humidity.

Also, Mesa from what I have seen on-line and Youtube, looks really nice and I don’t mind a little traffic as long as it is not NY like and only a few hours. IS THE (MAJORITY) OF MESA NICE and WELL MAINTAINED?

Third, I really would love to have my mother retire at a spot in the urban (such as a city mentioned), with a view of the river ( I see that would be either Phoenix, Tempe, Mesa). However, the river I am referring to is the salt river I see on-line with a current where rafters ride for sport – not a dead river. Is there such an area in the city where I can find such a home (even though it may be a little more expensive). If not I will settle for a nice lake and mountain view combination – where can you recommend (except Phoenix – too high crime)?

My work – well I will be self-employed and much of my sales is expected online (although will have physical store) – location is flexible.

The only thing I grinch about a little about making AZ my home, and at heart sometimes, is John McCain (although much better than George W Bush was), and he did only get about 55% of the votes – not a land slide as you might expect for a home grown native, and black president with mid-east decent as opponent. That shows me that Arizona is liberal minded and not a prejudice people, but instead by large majority a decent people, just conservative and fear national security – that I assume is the reason Arizonans voted him for president/senator re-elect -not other reasons such as race and political influence of her Arab neighbors. I really like that AZ is largely a secular state (more open minded and free-thinking and still believing in God) – unlike the SE Bible belt region. In Texas now, it is not necessarily always the right-wing thinking I don’t like – but the right-wing republicans here that have such power as to change our textbooks, and now I hear make sodomy a crime – should not that be our personal business and choice?, although I do not condone it.

Anyways I hope you can answer my three questions clarified – and a great thanks to all you good Arizonans, and your great and beautiful state of Arizona – I wish you all good health, prosperity and good will!

This need not comment on, but reading again I noticed an error in wording: “political influence of her Arab neighbors” I was referring to Israel demands of unconditional support, that she supposedly justifies in all her actions – a threat of her Arab neighbors. Although this might be true in part, it is just an excuse to execute her political agenda of acquiring more and more land (including Palestinian homes), and depriving the human rights of the non-radical Palestinian.

My question – in regard to a comment made – what waco tendency of the AZ republicans do you refer to, and do you think this reflects the wishes of most Arizonans?

Wow. That’s a lot of questions. If you’ve lived in Egypt for five years, The Valley of the Sun should be comfortable most of the year. It is indeed on the dry side except during the monsoon season in late July/early August. For the cities here, you need to check individual neighborhoods; there are strong differences. On hot days, life becomes more bearable about an hour after sunset. Hottest part of the day is about 4PM.

The Salt River in Phoenix has been dry for decades, except when it rains. The rafting/tubing is miles away upriver, There is an artificial lake in Tempe, where the river has been dammed to retain water. Some areas have lakes fed by recycled wastewater; nice view, but I wouldn’t want to swim there.

John McCain is a voice of reason and sanity in AZ politics. In this environment, he’s a relative liberal. Politically, the state is solidly right-wing, with a strong tendency toward the whacko side of the spectrum. The state legislature is packed with extreme conservatives. Democrats don’t even bother to put up candidates for many statewide and local offices. I’ve often said that you could run a fencepost on the Republican ticket and win handily.

Most flowers prefer soil that is evenly moist yet well drained. This means damp like a wrung out sponge, not sopping wet and not dried out. It is better to water less often — but water deeply. To know if you need to water, dig into the soil with your finger. If it is still damp, don’t water yet. When you do water, apply it slowly and thoroughly. To be effective, the water must soak down to the deepest roots. After watering, wait a few hours and then dig down to see how far it went. Sometimes this is surprising!
