Well, the fastest way may not be the easiest way, but here’s exactly what you need to do to stage your home properly. And again, keep in mind that the most important criteria in selling your home are:
1. Location
2. Price
3. Maintaining the home staging while the house is for sale – it’s not easy to live in a stage home but there are tricks of the trade to help you do it!If you don’t have those down pat, then no matter what you do to stage, it’ll take awhile to sell.
So, here’s the best way to stage:
1. Depersonnalize your home – you don’t want potential buyers looking at your summer vaction pictures trying to figure out where you went or if they know anyone in the photo. You also don’t want to turn off any buyers because of any religious affiliations or because they’re allergic to cats. Depersonnalizing means the house is neutral – it could be anyone’s house but most of all, the buyer needs to see themselves living in your home. Take the time to go visit brand new model homes in your area because they’re staged to sell.
2. Declutter your home – you don’t want buyers to think that there’s no closet space for their things. Once you’ve declutter properly, a buyer will only see that there’s room for them to grow in your house – notice I said “house” not “home” – that’s because it’s no longer your home. You’re selling it. That means it’s “merchandise”. Merchandise needs to be presented properly or it won’t sell. It’s as simple as that.
3. The harmony of the decor is a major factor. The style of the house should be respected. It’s no good decorating a charming Victorian house with sleek, modern and contemporary furniture. When people are looking for a Victorian home, they expect Victorian decor. The decor needs to flow in the house. If it doesn’t, potential buyers won’t feel comfortable and won’t buy.
4. Judicious placement of furniture is very important. That means if your favorite chair is blocking the patio door because that’s where you like it best, then you need to move it. Doors need to be accessible and there has to be room to flow easily throughout the home.
5. Accessorize and create an ambiance if you want to sell your home quickly. Never has cocooning been more important in our lives – we all want to feel good at home. We want nice things around us and we want to be in style. If your decor is out of date, you’ll need to update it and this can easily be done with the decor.
6. Color is an all-important factor in staging. If you want to harmonize your home, you’ll need to opt for a limited color palette but elaborated enough to enhance the charm of each space or room. There’s a whole psychology behind color and you might want to do a search online about the best home staging paint colors.
7. Cleanliness and odors are a MAJOR element when staging a home. Before placing the house on the market, you really need to do a good and thorough cleaning, no matter how clean of a person you are. As for odors, be very wary of pet, humidity and food odors. Either of these can turn off a potential buyer in a second flat.
8. Never ever forget the curbside appeal of the house. If your house doesn’t look good from outside, potential buyers won’t waste their time visiting the inside or they’ll get in and out REAL FAST!

1. Get EVERYTHING out of the house first.
2. Take inventory of your house. Does anything need to be fixed? What features in your house stand out as selling points? Making the sell points stand out and fixing anything that’s broken will increase your chances of selling the home. You might even sell the home for more than expected!
