I am buying a new house and plan on renting the house I live in now. It’s a 4 bedroom home with a fenced in yard in a nice, quiet little Valley Forge, PA suburb.
I’ve never rented a house out and this will be my first. I am going to ask $ 1,200 a month rent. The house wont be available until late Jan / early Feb 2008 but I posted an ad on Craigslist last Saturday and have already got 2 hits from people that are “extremely” interested which makes me happy!
My mother has gotten into the rental business as well but she started a year ago. She suggested that I do like her and hire a Property Management Service to handle the renter applications, rent collection and more importantly, any issues with appliances failing or things breaking. The service she uses doesn’t even contact the renters with problems like this as long as it’s under $ 500 to fix (which they take care of and then send you the bill). It runs $ 80 a month.
What are the pros and cons of a service like this?

I'm not sure what this means. Did you mean contact the owner? I would DEFINITELY have them contact you about any repairs over, say, $ 150. It's nice not to have to deal directly with tenants, collect rent, deal with 2AM repair calls. It's NOT nice to be surprised by property destruction, missing rent, and large, unexpected bills. Make sure you explain exactly what you're EXPECTING your PM to do, and make sure it's in writing. For example, when will YOU receive the rent, assuming it's paid on time? How often do they check the property? What do they send you every month- copies of bills, owner statement, etc?
