we’ve currently been renting for 5 yrs. now and all of the sudden my mom wants to buy a condo, she has been diagnosed with stage 5 cancer and we’re not sure when she is going to pass, she wants me to cosign for her on this house but im scared if something happens to her i’m not going ot be able to make the payments by myself (I live in knoxville, TN) what should I do?
what if we take out credit life insurance through the mortgager
according to my dad who used to sell insurance if you get it up front at the time of purchase from the mortgager you dont have to pass a health inspection

Yes – a cosigner guarantees the loan if the borrower doesn’t pay. If your mom passes, her condo and other property would be distributed according to her will or estate plan (I hope she has one).
I think everyone’s said it already – yes, you will definitely be responsible. You would also be responsible even if you didn’t co-sign and your mother left you the condo in her will – I know, that happened with my father and I wound up having to sell it at a loss.
