Question : My parents want me to stage their house for sale. Tight budget?
I have a really (emphasis on really) tight budget.
The project won’t be starting for about two months.

P.S. The budget has yet to be set, however I have to stage the entire house, plus fix the flooring and tile the fireplace, so furniture can’t be ridiculously expensive.

If you can’t afford to really stage it, then de-clutter. Move extra stuff into a storage locker and make the place look neat. Don’t have pets at home, or their dishes or litterboxes around at all. You can call a furniture store in your area and ask them who does staging. They would know. Have some flowers out on a table when people come. Paint and fixing the flooring and tile would be the best money spent.
I too think you should work with what you have. Take everything that is personal out of the house.Make sure closets are almost empty. Show every sq foot of the house as being usable.Paint each room a neutral color and ad nice window treatments. Use the furniture you have. Paint it black and ad some new hardware for a modern look. Just remember that just because you like the mod style,doesn’t mean everyone will.So try to stay in the middle.You may have an 80 year old couple look at the house. Keep it clean and simple with a touch of style.Burn candles or put a fresh pot of cider on the stove with cinnamon sticks and simmer.Remember the 3 senses,sight,touch,smell. If it looks good,feels good and smells good,someone will like it.
