Question : We need serious help with mobile home park management problems?
We own (free and clear) a mobile in a park in California. The property management company has been writing us up with nonsense issues for a couple years. Now it’s getting really bad where she is writing us up for things that do no exist. I.E. Tools or cleaning supplies that were never there. Now we just got a long list of stuff to fix with 7 days to comply or face eviction. Who can we talk to, what can we do to solve this problem? This house has been in my family for 45 years and I have very little income and nowhere to go with 6 kids. I think she wants to put a new house in our space because it’s on the corner in the front and one of the largest spaces in the park. P.S. we always pay our rent on time and cause no problems in the park and our house does not look bad.

If you have a lease and make your payments on time obviously she cannot evict you without you breaking your lease or she would have done started eviction procedures sounds like she doesnt want to reimburse you and its very hard to evict when someone has children

Question : How do you get a conncection with the REO Mortgage Banks for ASSET MANAGEMENT?
I want to become a independent REO asset manager or possibly start my own asset management company and work with the Banks that have REO properties.
How does a person get connections, or know where to go to get to the correct person in charge to sell themselves to the Banks so they will use me for asset management?
I have 20 years in mortgages and I have experience in asset management too.
Banks, Mortgage Lenders have REO departments that contract out to asset management companies. The asset manager is the one that contacts the real estate agent to list the property. This IS they way it works on REO Bank Owned Properties. I alsoready know fore sure. I just need to find out how to get my foot in the door to the correct person at the banks and mortgage companies.

I might be wrong, but I think you should be looking toward the real estate brokerages instead of the banks. At least in the larger metro areas, I think the larger RE brokers have one department which work with the mortgage companies. The RE brokerage basically does all the work, such as deciding what repairs are necessary, what sub-contractors to use, what price to charge, and then list the property. They charge the mortgage company a management fee plus a commission when they sell. If you notice on the mortgage company websites in the REO section, they list a RE agent with every foreclosed house. If you want info on that home, you contact the broker, not someone at the mort. co.

Well Id first start out by realizing that not all of that falls in the same category. The people who want a staged home is not the same people who want paper crafts. So maybe market for 2 different things, under 2 different business names. One for your paper crafts and one for organizing/staging homes. Depending on what it is you actually offer to clients, you can start by putting ads on Craigslist and in your local papers. Get business cards and post them on community bulletin boards, along with flyers, etc. If its in your budget then I highly recommend starting a website to showcase your services. This will let people get a sense of what you can do for them.

A month ago we were able to quote commercial mortgages with excellent credit in the mid 5′s low 6′s, even though treasuries have actually dropped since then, money has gotten much scarcer so banks are charging more to borrowers, simple supply and demand. Rates have actually gone to the mid-high 6s to the low 7s on good credit now. That is what the market is yielding. I know that most of our loans are commercial jumbo, but that the lack of money is going to trickle down and affect the residential lending markets and even though rates and treasuries are going to drop in the future, lending rates are going to go up, again…all about supply and demand.

AMEN!! People can wait if they want to but rates arent comming back down for quite some time. Inflation is up, recession is almost inevitable, and investors are demanding higher yields due to the increased risk that mortgages present right now. Sorry but rates are going up and there is no end in sight right now.
