So I’m wanting to buy a home, but in my area (near seattle), the prices are absurd, and I’m a guy who likes to save as much money as possible. I’ve heard of people selling their houses For Sale By Owner, and wondering if it is a good way to go, and what the ups and downs are. I’ve also got a few specific questions.
1. Does this mean you make payments directly to the seller? and if so, Is it common to find sellers that will charge very little, or no interest? (I really want to just make large payments and pay it all off in about 5-8 years)
2. Are FSBO houses generally much cheaper?
3. Do realators search for FSBO houses, or is that out of their realm?
4. Is there alot less public exposure with FSBO houses, meaning less competition and easier to find hidden gems that haven’t been looked at by every real estate agency in town?
5. Does FSBO generally mean the house is paid off, or might they still have a mortgage?
6. Do you ever find FSBO houses sold below their value?

1) No. That would be a seller financed home. And usually seller-financed deals are for buyers who can’t qualify with a bank, but the seller is willing to take the risk… you usually pay a higher interest rate, not lower.

2) For the buyer, you might save about 3% on a FSBO. By the way, the seller usually pays all costs when using a realtor.

3) Realtors will usually not want to get involved in a FSBO deal because they are not assured commission. FSBO are NOT listed on MLS, which is the listing service realtors use.

4) Right now it’s a buyers market, so there are tons of stuff on the market & there are lots of good deals. In this market, FSBO doesn’t usually offer much of a better deal.

In my opinion, as someone who has bought and sold many properties, you should use always use a realtor — they offer a lot of service and as a buyer it costs you NOTHING.

Buying without using a realtor is like trying to represent yourself in court — not advised. This is probably the biggest purchase you will ever make. Do it right.

Ok, Here is the deal… I bought this house in March this year in Oklahoma and got it for 61,000. I financed it through a group of investors and I pay about 13% interest on it plus the owner carried about 10k on it. So im paying 720.00 to finance company and only 50.00 to the owner. I have payed it on time every month but now my credit is even worse then it was because of a spouse and alot of things went default and probably in the high 400′s credit score now when i was almost 600 before… Is there anywhere/anyone that can help me in getting a refinance I make about 45k a year. I noticed on my contract at closing i just read it says “I am agreeing to pay the balance by March of 2008 ” does this mean if i dont pay it I lose my house? I just dont know what to do… Thank You…

MORTGAGE NOTE : This is a balloon Mortgage note and the final payment or the balance due upon maturity is 49,920 together with accrued interest,if any,and all advancements made me the mortgagee under the terms of this mortgage. ….. Then it shows Maturity Date of Loan: May 1,2008 ???

Didn’t you understand what you agreed to BEFORE you signed the papers.

I’m not sure what this clause means. It appears that there is a 1 year ballon clause. I have never heard anything like this.

I would talk with the settlement company/lawyer and see what you need to do.

With a 400′s credit score, there isn’t anything you can do.

Talk with a lawyer and find out what you are into and what your rights are.

If you have misunderstood and you don’t have to pay in full in march 2008, I would get a part time job to cover the mortgage, or a room mate.

Contact ABF. You can find them and some other companies at move.com. They are a trucking company that sell you space on their trucks. You pack it on and they deliver it. I have known several people that have used them and were very happy with their service. UPS or the post office will cost you a fortune.

Married filing jointly with 2 kids. 1 income family.

Bought home in Seattle in Sept 2004.
Sold Seattle home in June 2006–net profit $ 55K
Bought Boston home in August 2006. Husband works for major corporation with worldwide locations that acquired a small company in the Boston area. This opened up options for a transfer. We accepted a transfer with relocation package and sold our Seattle home, buying a replacement home in the Boston area immediately. Clearly we are more than 50 miles away, but are we able to use this exemption as we applied for the transfer? With the transfer came a promotion and significant raise with more job growth possibilities. If so is it a complete exemption or just a percentage off?

Also, we recieved $ 10K in relocation money, are we responsible for taxes on this? What moving costs are deductible? Would our airfare be? Temp housing?

Your problem is you didn’t own/reside in the house for two out of the previous five years before you sold it. You will probably have to pay cap gains tax on a pro-rated basis.
