Question : Property Management for a Small home in CA?
Can I collect rent from the house my friends own in CA and deposit it into their checking account? Or do I need a license? I would be doing them a favor for a small fee. Nothing big just one small home from one friend to another. Is this possible legally? Is there a loop hole that would let us do this?

You can. They will have to authorize you as their agent on the account – and by that, you’ll have their account number and you’ll write “For deposit only” with the account number on the back of the check and have a bank book for check and cash deposits. You need no licensing or legal standing with the deed to act as an agent – just their written authorization. You will have to claim the amount on your taxes.
Check with your local Real Estate Commission (through the State) and find out. In Ohio, you MUST be a licensed real estate agent / broker to be able to manage properties.
