Question : How expensive is The Villages in Florida and what age do you have to be for residency?
My cousin and her husband have been talking about retirement in Florida in the next few years. They are not 65 yet.

good i almost had the big one when i thought you were moving out of the midwest and become a transplanted snow bird!!! to answer your question is i do not have that info and could care less because i could not last a week or maybe even a day in a world of nothing but seniors!!!

You will pay a premium to live in The Villages. Not only are the prices high (a few under $ 100K, to in the millions of dollars) but there are monthly fees (like a HOA) of about $ 125/month. If you just want to stay at home and watch TV this is not the place for you. On the other hand if you want a life style of fun activities: 400+ holes of golf, 3 dozen swimming pools, countless tennis courts, (the list goes on and on) then this is for you. I find it very cost effective considering what I get in life style.
Yes, there are lots of deed restrictions (like one person in the home must be 55 or order) but most people never have any issues with it. I would strongly advise you to read the deed restrictions very carefully before you buy. I found nothing that I had any problems with. They require approval for anything done to the home exterior, including painting. I’ve submitted 2 handwritten requests for changes to my home’s exterior. Both were approved by the next day, no hassles.

I am not sure if there are any association fees or not. Single family houses (stand alone houses with yards) range from $ 140,000 to nearly $ 900,000.
Smaller “Villas” go for between $ 140,000 to $ 180,000.Age Restrictions: The Villages is an adult community designed to provide housing for persons 55 years of age or older. All homes must be occupied by at least one person who is fifty-five years of age. Persons under the age of 19 years may visit for a maximum of 30 days per year but may not reside permanently in a any dwelling.

However, finding affordable property insurance (homeowners insurance) is a challenge in the State of Florida. I love my area of Florida, but I’m not sure I could deal with all the restrictions they have in the Villages; on the other hand many people who live there just love it and stay very busy.

I don’t know, just call and find out. I can’t imagine living in a place that dose not have changing seasons, but I would enjoy flowers all year long. Poppy
