I know my credit is my fault I cant balme other people, but we just moved off post and were renting this house, now its for sale, and we really dont want to move again, my credit and my hubbys credit sux. and i dont have a job that pays super good, only 8.50/ hr. the house is only 70,000 i have only 3,000 to put down if need be, please can anyone help!

whatever you do DO NOT fall into an adjustable rate mortgage no matter how good the deal sounds. Eventually the price will baloon out of control and you’ll have to forclose (another red mark on your credit). ALWAYS get a FIXED RATE mortgage, ALWAYS!

I am a broker, The market today has contributed to tighter lending guidelines. You need at lease a 640 middle credit score to qualify for 100% financing. 6 months ago the requirement was only 580. Many of those companies have either gone out of business or raised the qualifying score due to the high increase of the number of foreclosures.
My best advice is to work on your credit first. That way you will get into a loan that you can afford comfortably, and you don’t have to worry about refinancing again because of getting a poor loan just for the sake of getting into a house.
There are so many credit repair companies out there that are expensive and do not deliver on what they promise, however there is one company that I send my clients to that is inexpensive and fast.
They charge $ 69 the first month and $ 45 each additional month. The score usually increase between 10-15 points per month and you can cancel at anytime or when your score reaches the level that we would need
It really depends on what your middle credit score currently is. Its possible that you might qualify for loan if you put 5% down. In your case that would be $ 3500 plus the closing costs which will be close to $ 2000.
In either case, the faster you start working on you credit the better. Theres only 3 things that fix your credit removing or disputing derogatory marks, paying down revolving debt balances (credit cards), and time.
