Question : I changed my mind on a purchase of a new manufactured home, urgent please help!!! (California)?
I wanted to buy a house and signed the “Purchase Order-New Manufactured Home” (it is not signed by DEALER) but I changed my mind and don’t want to buy it anymore. Also the loan has been approved. Can I still revoke the offer to purchase and not sign the loan??

I have no idea. You really need to talk to the DMV about this. They handle it, it is not a real estate situation.
I do not think you have to go through with it like you would with a house, but I am not sure. I would go into DMV and take the papers with you, they can tell you.
Based on what you provided, it looks like you have two possibilities for “backing out,” so to speak:
1. If the mobilehome park does not approve your tenancy after you make a good faith application for tenancy, or
2. If the manufactured home company cannot deliver the home within the agreed delivery time.
Otherwise, in my opinion, you’re stuck with losing your down payment if you refuse to go through with the purchase.
The fact that the dealer did not sign the document is mostly irrelevant in your situation.
