Question : I’m selling my home ‘as is’ because it has a lot of problems — should I offer a home warranty?
What are some of the problems I might have? I truly expect many things to break within the first year of ownership.

No, do not offer a home warranty at all.
If you need to lower the price, then lower it but if you have a warranty, it will end up costing you more than what you lowered the price of your home for
If your home is listed by a REALTOR, several Home Warranty firms will give the seller full coverage while the home is on the market -must be a 180 day listing contract(American Home Shield, First American, eg).
Some give a $ 60-75$ kickback to the listing agent while others allow that bonus to be applied to extra coverage for the seller during the listing period (i.e. air, heat, etc).
You may want to get your listing agent to commit for the home Warranty cost as an incentive for them to get the listing.
You can save yourself thousands by getting a sellers inspection and taking care or minor items by yourself or with home warranty (as per their rules). This a golden incentive in today’s market. the money you spend will come back to you as a higher selling price in a shorter period.
