Answer by Ed AtunIt used to be that the commercial rate was apx 2% above the going residential rate. That would put it at 6.5% today. Some loans would be fully amortized; others would “balloon” in 5-7 years.
Today there are few places to get commercial loans. The residential loans are all going to FNMA and FHLMC which are owned by the federal govt. The govt is not buying commercial loans.
