Iam a first time homeowner. El Paso has been hit hard with heavy rains for the past few weeks. Now I have leaks, one in the living room and one in the kitchen. There is an all work guaranteed/ 30yr material & 5yr labor warranty from when the previous owner had the house reroofed. I had a plumber inspect my pipes for leaks; due to the leak in the kitchen. Thankfully, my pipes are fine but, now I have a hole in my kitchen ceiling that needs to be repaired. However, the plumber informed me that I have a hole in my roof and that is what’s causing my nightmare. My a/c unit is on top of my roof and apparently the roofers failed to seal a portion of my roof,leaving a hole. I’m in dire need of help! Even though it is the same roof under the warranty,the roofing company said that I am not covered. What should I do? I just purchased the house about two months ago. It was inspected prior to the sale,apparently,they missed the hole in the roof. Any help would be greatly appreciated!Thank You!

Depends upon your warranty. Your insurance may cover it too.
I am a Realton in Virginia, I don’t know what the laws are in Texas but if you had a home inspection done by a lic. home inspector I would contact them, they should have caught that.
Also, when you purchased your home did you get a Home Warranty (either paid for by you or by the seller)? If you did this problem should be covered. All of my Buyer Clients get a home warranty I try to get the seller to pay for it but if they wont I will buy it (cost under $ 400.00) and well worth every dime. It covers almost anything that could go wrong in your home and can be renewed every year.
