How often do I have to inspect my tenant’s home to make sure it’s up to code with Los Angeles? Where can I find a list so I can go through steps to bring it up to code, so I can’t be sued? It is LA and it doesn’t get that cold. Tenants are 2 adults and 2 children.
I was trying to ask my tenate to vacate for remodel and they threat to sue me for no heating since 1997, I rent only $ 480 a month and last april it was at $ 525 for a 1bed/1bath HOUSE. They had no contract and I want to sell the home so i wanted to remodel a little bit. I want to fix whatever I need so they don’t threat me again, after all these years it comes down to this.

-unless you are renting illegally
As a landlord, or slumlord in your case, you have to provide heating and plumbing.
They should sue you.
However, in your defense, you can evict them with a 60 day notice, no cause. Do your remodeling, and try to sell your property in this market.
