Always get an inspection-even houses built a week ago!! An inspection shows everything from a shifted foundation to a loose brick in the chimney, a cracked pipe or rotten floorboard, quality of the work done ( cheap materials, faulty wiring, etc.)–some things the past owners usually didn’t know about! Talk to a real estate agent about when to have it done-not every state has the same time frame- Good luck!

YES ! you need an inspection. Have you heard about the rotten dry wall that is melting and causing toxic sulfuric fumes? It came from China and most of it was purchased by large home builders.This is a good reason for an inspection.
I would wait until you get a cash deposit before ordering up an inspection. -

1) Abs-a-frickin’-lutely. And research how thorough your inspector will do the inspection. I’m selling my house. The inspector our buyers hired sucked liked a hoover. Lucky for them, I’m honest and I have no problems with my house.
2) When you make your offer, ensure that one of the contingencies in the sales contract is your satisfaction that the inspection conducted revealed no problems that were not disclosed. Not sure about short sales — that would depend on the bank holding the mortgage.

1.) It is ALWAYS a good idea to do this no matter how old the house it. New homes are often built quickly. Although it looks nice it could have shoddy workmanship. It mights not the level, there could be termites, or the pipes could be bad. You never know why the original owners left. Could have something to do with the house.
2.) If it looks like it is yours and no one else is meeting the asking price, do it before you sign, otherwise you are stuck with a shit house with expensive repairs.

You should always do a home inspection. Wouldn’t you want to know if something is wrong and save the headache of walking into a home that might need repairs that are out of your budget? Also, if things are found in the inspection, they can be used as bargaining tools when negotiating price/terms. Your offer would need to be approved and accepted in writing by the bank before you should go in and do an inspection. Expect if this is a short sale the bank could take weeks if not months to get back to you with an acceptance.
