Question : Is it a plus or not, to live direct on a golf course?
My house is in a high end community, build around a 18 hole golf course. I have an argument with an appraiser, who wants to add a $ 10,000 penalty in the comps for my house, because its in second row, not direct on the course. My opinion is, that that is right for a retirement communuty, but ours is a family community and i don’t know anybody, who wants to hav ehis kids pummeled by golf balls.

Being on the course adds a LOT of value. I would thank him for only deducting 10K.
Yes, living directly on a golf course adds value. In one community we did, we added $ 70,000 premium on a $ 350,000 base house.
$ 10,000 penality sounds great!
In regards to actually living on a golf course, it can suck. You will get hit by balls, there are golfers behind your house (noise, etc), and usually you can’t fence or landscape your rear yard like you could on a non-course lot.
On the other hand, the VIEW is GREAT!!!!
