Question : whats the difference Between a general warranty deed and a special warranty deed when you purchase a house?
I have a contract on a house and in the contract the bank which is the seller crossed out the area for the general warranty deed and replaced it with a special warranty deed. what does that mean and is it a bad thing?

Not necessarily a bad thing. A general warranty deed and a special warranty deed are very close in meaning. The only difference is that a special warranty deed warrants against any claims during the time the seller owned the property. As a Realtor I recommend you buy owners title insurance at closing to be 100% covered that no one else can lay claim to the property
