Question : Do I need a managing broker’s license to open a property management firm in Washington State?
From what I understand I need a broker’s license to do property management, but if I want to start my own firm that does solely property management, must I have a managing broker’s license or a designated broker over me?

There are a few states that would require you to have a real estate broker license to operate a property management company. Then there are some states that simply require you to have a real estate sales license.

Yes, to open up a firm you need a brokers license. If there is a broker above you they must be the actual owner of the firm. You can work at another broker firm with just a sales license, but you can not own it or over see other employees.
