Are they just checking major things like plumbing, electrical, etc., or is it also cosmetic things like carpeting and paint?

I am going through a VA loan home purchase right now and can tell you for a fact, that things have changed. It is not like the old days similiar to a FHA buy where the house has to meet standards of paint and carpet. Not anymore the home just has to appraise for what you are offering, and they suggest you get an inspection for any problems. Write the VA and get your letter of eligibility they will include a letter that states this. Many realtor’s and loan places do not know this and shy away from VA loans because of this misconception that is out there. Can give you the name of a lender that does understand this and is happy to do VA loans. Just E-mail me.Many inspectors have not read up on the new law, in fact only need the appraisal to come in at what you are offering and can get 100% financing. Have the paper, have the offer in, and am closing at the end of next month, and no the house does need a little work.
