I’m a first time homebuyer and I’m buying a home as is, I think I’m getting lucky though because the only big thing on the inspection was having the air conditioner serviced and cleaned. It is a two story home with a 5 ton air conditioner I don’t know the brand but I know the coil is in the upper crawlspace and it needs to be cleaned. I have no ideal how much something like this might cost and all the websites want my personal info, so any educated guess would be very helpful.

Depending on whether the coils can be removed and sprayed down with the pressure washer or they have to be cleaned in place will have a lot to do with cost. It could run you anywhere between $ 600 and $ 1200 depending on your geography. I have a bottle of coil cleaner from Lowes that I spray my own with then make sure to clean out the tray underneath or you will have overflow issues. I hope that house is small cause a two story home with only a ton unit hardly seems right. ,That mut be the least efficient unit they could install and your electric bill will prove it. Once you move in, start weather proofing the home. Cover windows facing the evening sun with blinds and heavy curtains that have a white backing to deflect the heat (open them in the winter to help heat the home via sunshine), install the plug covers fromthe baby section of any store, add some insulation to the recommended R rating for your area. All of these will help save you dramatically on your electric bill. The best thing to do although costly is to replace old windows with newer efficient ones, replace the old unit (15+ years) and insulate the attic space really well. Planting shrubs or a tree around the outside unit to block it from the sun will also help keep it from working so hard which will cut down the electric bill as well.
