Question : Termite inspection/treatment – recommendations? Costs?
My wife and I own a four bedroom, two bath home in Southern California. Does anyone have any recommendations for specific pest control companies? How much does an average inspection and treatment cost? And are there specific, recommended treatments and/or treatments to be avoided? Thanks a LOT for any advice!

I have no idea about costs in California. But I can tell you that you are at risk for infestation by both subterrainian and drywood termites. Subterrainian termites live in the ground like ants, and come up to your house to eat. Drywood termites live above ground. They are more commonly found in the rafters and eaves of homes.
Temite baiting systems like Sentricon are only for subterrainian termites. When I was in the business, 1995-2001, the only treatment for drywood termites was fumigation. That is where they contruct a large tent over your house and pump in gas over several days.
Home owners insurance DOES NOT cover termite damage or treatment. Termites can do thousands of dollars in damage. State law probably requied an inspection as part of the sale of your home. That inspection is only good for a month. Termites are currently swarming. This means that they are spreading out and looking for places to start new colonies. Your house is just as good a place as any.
Talk to some different companies in your area. Terminix and Orkin are the biggest and have the most resources to back up thier warranties. Some warranties pay for future termite damage, some don’t. Read everything carefully. In central Texas, where I used to work, a 4 bedoom house would cost around $ 1000 for chemical treatment for subterrainian termites, and around $ 1600 for a Sentricon system.
Talk to more than 1 company. Talk to your neighbors and friends. Compare the bids and the warranties. Make an informed descision that fits your budget.
