Question : Is the Landlords rental dwelling insurance higher than primary residence insurance?
In the state of Virginia, how much is the approximate difference?
What are the ways to get discounted on the Landlords rental dwelling insurances?
dwelling insurance
Best answer:
It doesn’t work that way.
See, landlord insurance doesn’t usually have CONTENTS coverage, and instead of “additional living expenses”, it sometimes (but not always!) has “loss of rental income”. Additionally, the liability for a rental can frequently be insured on a different policy, so that wouldn’t be included in some cases, either.
So for a single family home, BECAUSE there’s less coverage on a landlord policy, you can usually insure it on a DP3 for LESS than a homeowners policy.
But it’s not fair to say it’s “cheaper”, because of the coverage differences.
To get “discounted” rates, keep your property meticulously maintained, update all your major systems at least once every 20 years (wiring, plumbing, furnace, hot water heater, roof), and raise your deductibles.
