Question : I’m currently looking at buying a home, and the seller had a home inspection done already. Do I need another?
The listing agent provided me with the home inspection that was done by an independent, certified home inspector (very reputable). It was done about 9 months ago and no one has lived in the house since. It seems extremely thorough, covering everything about the property, including electrical/plumbing/foundation issues. Do I need to have another one done, or should this one be sufficient?

I’d do another one just to be safe. The certified inspector could be a relative, family friend etc. Do another one because a home is the most expensive thing that you will own.

YES, do it. I know you’ve vetted the inspector and that you’re looking at probably $ 500 to do it again but it would be foolish to think that 1.) it doesn’t matter that you weren’t there following him around and 2.) nothing has happened in 9 months to change the inspection results. There may be radon buildup, pest infestation, broken pipes or fittings during cold weather if the utilities weren’t on the whole time, etc. My friend did exactly that a few years ago, trusted a previous inspection before buying his home, and I kid you not they had a sluice set up in the attic to catch leaks from a hole in the roof. The inspector basically missed something that resembled full-blown gold rush mining equipment. This is a huge investment, don’t take anything for granted. And seriously, would the seller’s agent give you an inspection report that wasn’t spotless?

It’s good that the listing agent provided you with a home inspection report, however you should get your own licensed inspector to inspect the property.
Do you have a Realtor? If you don’t, please hire your own to represent you, he/she will be paid commission by the seller. The listing agent’s first priority is the seller, and some states do not allow dual agency.
