Will homeowners Insurance HO3 NJ cover damage wood floors warping due to a refrigerator malfunctioning?
Question : Will homeowners Insurance HO3 NJ cover damage wood floors warping due to a refrigerator malfunctioning?
Can anyone elaborate what part of the policy provides such coverage…?
The policy is an all risk policy except for exclusions…
Does the breaking or malfunctioning of an appliance have specific coverage on the policy? Under what part of the policy might I find the coverage part?
Thanks
The refrig stopped working while we were on vacation…
There was water on the floor under the appliance. Wiped up the water but apparently traveled under the wood and warped several areas of the floor. The floow has a mositure barrier underlayment so no water escaped to the basement area, so it just traveled in a natural direction unknowingly to us.
So i guess yes it was sudden and accidental. I wanted to make sure if the loss was covered from an appliance breaking specifically. I could not find an exclusion or coverage part in the policy form and wanted to at least address the possibility of a claim since there is some extensive damage.
Thank you all

Yes.
There is coverage under the policy, for water damage due to sudden and accidental discharge of water from an appliance.
The question becomes, was it sudden and accidental, or was it ongoing over a period of time? AND, how long was the house unoccupied. If it was a normal vacation – 2-3 weeks, not a problem. 2-3 months, problem.
You need to refer to the following section:
Section 1, perils insured against
Coverage A, Dwelling “we insure against risk of direct physical loss EXCEPT:
2. caused by
a. . . . discharge leak or . . within an appliance caused by freezing . . . this exclusion ONLY applies while dwelling is . . .unoccupied.
So. With the HO3, for damage to the dwelling, if the damage isn’t specifically excluded, it’s covered.
