Question : Should a 3 yo AC unit require extensive coil cleaning if it was properly installed initially?
I live in Phx, AZ (hot). I had a new packaged heat pump put on in Oct. 05 through the home warranty company and its install techs. Since then, I admittedly have had no professional maintenance done on it. The system locked/froze up last week because of dirty coils,

You may be in a very dusty area… otherwise it should go years without worrying about cleaning the coils. Be sure it is located in an area that has good air flow. Not too close to anything else. that could cause freeze up.

Dirty coils in the air handling unit is usually avoided by having a filter on the air intake side. If they it isn’t changed frequently enough–monthly in a moderately dusty area–the clogged filter will reduce the air flow enough to cause the coils to freeze up. The solution in that case is to simply replace the filter. Dirty coils will also lead to freeze up, and is most likely caused by wrong size filters or a badly fitted intake duct, allowing unfiltered air to bypass the filter. Or–ooops–someon forgot to put a filter in in the first place.

There is a thing called the cold air return filter.
In places of dust and lots of particulates it should
be checked and changed monthly. This will cut
down on major maintenance. You should have your
unit serviced every spring before you turn the AC
unit on for the season. The outside unit pulls air in
near the bottom and pushes it out over the coils to
aid in heat transfer. The inside unit transfers cold to
your room air this being provided by the heat transferred
into the coil, Thus heat exchange. To maintain optimum
efficiency the units must be kept clean. Do not attempt
to clean either units yourself because special care must
be exercised so as not to collapse the coils radiant fins.
Most important though is monthly preventative maintenance.
Change your filters religiously, if the 2.00 cost is cost
prohibitive invest in re-usable filter medias they run about
8.00 to 15.00 dollars depending on your filter size.
