It is nice to have a home warranty. I think the price should go up with it, however, usually people just go with “as is”
It is not a bad idea, especially if your systems are on the older side. It could give your buyer the peace of mind that if something were to go wrong with one of the systems, (assuming that there is nothing currently wrong with any of the systems) that they could use the warranty to have it fixed and only be responsible for the service call charge. But check out the ratings for the home warranty companies (and their prices) before you choose one. Also, check out what their charge is for each service call as your buyer would be responsible to pay for each service call made. I am a realtor in PA and many of my sellers like to offer the warranty to their buyers.
