Question : roofing needs replaced does this quote sound right?
we got an estimate for dimensional roofing by a local contractor referred to us by a real estate agent.friend of our.The insurance allowed for replacement of the roof and gutters on both the home and small exterior out building minus1000 deductible.We were quite pleased with the check amt however he came and quoted us almost all the check amt for the house only.with the roof and gutters.The gutters have been hanging off and there is some wood damage that would have to be replaced.He says he has to rip off the old roof which is one layer of flat shingles in order for his warranty to be legit.Is he just trying to get more money or is this true.The damage is at the end of the roof where the gutters are.The home was built in 1985.Someone please explain this to me.Thanks in advance

thats sounds about right .. insurance barely gives you enough money to replace things in the first place and they never consider that there might be more work that needs to be done. it actually sounds like a good deal new roofs ARE EXPENCIVE!!

You can add a second roof over the top of an existing roof, if the shingles are not curled. It just requires removing the existing drip edge. You ARE NOT suppose to add a third layer of roofing to two already on the roof. His “WARRANTY” is only good if he gets his own way, and makes more money stripping it. If the insurance company says it doesn’t need to be stripped, it doesn’t. FIND A NEW ROOFER!

do you have a leaking roof? I have found in my own experience that some roofers will do a complete tear off of the old shingles and lay new. Just beware that when a tear off is done, sometimes they do find wood damage. I have an idea to go buy, in general, if you know the square footage, 12×12 ft. area is square ft., a roofer may charge by square foot around say $ 10.00 or of course more. On an average ranch you may spend $ 3,000 and up. A two-story house say around $ 5,000 and up. Of course, it depends a lot on area that you live in.

the contractor sounds reasonable with his estimates. In my opinion, your beef is with the insurance company. I would get the number of estimates required by your insurance company, and then have them cover the entire amount (less the deductible). There’s no sense in having a deductible if the insurance company isn’t going to cover the rest of the cost. Remember, their person doing the estimates, works for the insurance company. He’s out to save “their” money. Get firm with the insurance folks and let them know they’ve not provided you with enough money to repair the damage that your policy covers.

p.s. insurance companies are like bankers, they’ll lend you their umbrella until it rains, then they want it back!

The insurance company will only pay for the storm damage, not the maintenance issues. However, the insurance company should pay for the tear off; the only reason it’s being done is because of the storm damage.
Get a couple more estimates and go back to the insurance adjuster. Most of them work from the ground and never set foot on the actual roof and will miss things, either accidentally or on purpose.
